About the position

The Project Manager / Superintendent at S4 Construction LLC is responsible for independently managing commercial construction projects from inception to completion. This hybrid role combines office-based project management with on-site supervision, requiring exceptional organizational, leadership, and communication skills to ensure successful project delivery while maintaining high-quality standards and client satisfaction.

Responsibilities

  • Solicit subcontractors through RFQs, RFPs, and bid invitations.
  • Review project documents, including plan drawings, specifications, and reports.
  • Perform quantity take-offs and prepare summaries in Excel.
  • Develop detailed bid comparisons for each trade.
  • Create construction budgets using CSI Divisions 1-16, incorporating holds, allowances, and scope gap analyses.
  • Draft comprehensive scopes of work to define subcontractor responsibilities based on project plans.
  • Develop procurement and construction schedules.
  • Draft and finalize subcontracts and associated exhibits.
  • Manage submittals, ensuring compliance with contract plans and specifications.
  • Coordinate construction activities with subcontractors and vendors.
  • Maintain and track RFIs, submittals, and procurement logs.
  • Oversee cost control measures and manage pay applications.
  • Develop and implement logistics plans and project meeting agendas.
  • Record and distribute meeting minutes and special reports.
  • Supervise construction activities to ensure adherence to quality and safety standards.
  • Manage quality control documentation and records.
  • Oversee all phases of the project, from estimating and preconstruction through final completion.
  • Develop and monitor project schedules, budgets, and work plans to meet established milestones.
  • Lead daily on-site activities, ensuring quality, safety, and productivity.
  • Coordinate with subcontractors and vendors for seamless work execution and flow.
  • Prepare, process, and track RFIs, submittals, and change orders.
  • Monitor project budgets and maintain cost controls to ensure profitability.
  • Communicate effectively with owners, architects, engineers, and subcontractors to resolve issues promptly.
  • Ensure compliance with safety standards, permitting requirements, and company policies.
  • Maintain accurate project documentation, including meeting minutes, progress updates, and daily reports.
  • Participate in the bidding process by preparing take-offs, estimates, and bid comparisons.

Requirements

  • Minimum 5 years of experience in commercial construction as a Project Manager, Superintendent, or a combined role.
  • Demonstrated ability to manage projects independently with minimal oversight.
  • Strong understanding of construction processes, scheduling, and documentation.
  • Proficiency in Microsoft Office (Word, Excel, Project, Outlook) for budgeting, tracking, and reporting.
  • Exceptional leadership, problem-solving, and communication skills.
  • Proficiency in reading and interpreting plans, specifications, and contracts.
  • Knowledge of construction safety standards and OSHA compliance.
  • Proven ability to manage multiple tasks and priorities in a fast-paced environment.
  • Strong organizational skills, attention to detail, and accountability.

Nice-to-haves

  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • Experience managing ground-up and tenant improvement (TI) projects.
  • OSHA 10 and 30 certifications.
  • Preferred experience with Procore or other construction management software.
