About the position

The Property Engineer (PE) at Pigeon Forge/Gatlinburg KOA is responsible for overseeing the daily operations of the maintenance and grounds department within the owned and operated assets of KOA (OAK). This role is crucial in ensuring that the property is clean, safe, well-maintained, and in good working order. The PE leads a team of Maintenance Engineers and Groundskeepers, ensuring that all maintenance functions, including preventative maintenance, are completed in a timely manner and comply with safety regulations. The PE is expected to have a customer-friendly attitude, focusing on responding to guest requests and repair needs, while also performing advanced troubleshooting of campground Mechanical, Electrical, and Plumbing (MEP) systems. In addition to overseeing maintenance requests and repairs, the PE will assist in developing, maintaining, and executing a preventative maintenance program. They will lead and participate in various maintenance or landscaping projects, effectively communicate daily activities and problems to the General Manager (GM) or Assistant General Manager (AGM), and ensure adherence to quality standards and health and safety regulations. The PE will also be responsible for leading quarterly safety meetings, obtaining necessary certifications, and assisting the GM in achieving departmental budget requirements. The role requires a strong focus on customer service, with an emphasis on improving guest satisfaction. The PE will maintain tool and supply inventories, foster a work environment that maximizes employee involvement and morale, and monitor the department's safety program to ensure compliance with local, state, and federal safety requirements. This position is integral to the success of the property, contributing to the overall mission and values of KOA.

Responsibilities

  • Oversee the day-to-day operations of the maintenance and grounds department.
  • Lead a team of Maintenance Engineers and Groundskeepers to maintain property standards.
  • Ensure all maintenance functions, including preventative maintenance, are completed timely and safely.
  • Troubleshoot and perform repairs on all types of Mechanical, Electrical, and Plumbing (MEP) systems.
  • Assist in the development and execution of a preventative maintenance program.
  • Communicate daily activities and problems to the GM or AGM effectively.
  • Lead quarterly safety meetings in coordination with the GM or AGM.
  • Assist the GM in achieving monthly and annual departmental budget requirements.
  • Provide excellent customer service with a focus on guest satisfaction.
  • Maintain tool and supply inventories and ensure adherence to quality standards.

Requirements

  • High School Diploma or equivalent.
  • Minimum two years experience in a supervisory or higher role in maintenance or related field.
  • Strong decision-making ability and excellent communication skills.
  • Ability to motivate, lead, and develop a diverse team.
  • Strong working knowledge of mechanical, electrical, and plumbing procedures.
  • Ability to read and maintain a budget.
  • Comfortable in a fast-paced and high-pressure environment.
  • Valid Driver's license.
