About the position

We are seeking a reliable and experienced Property Leasing Agent to join our team at 5106 S Wilson Rd, Elizabethtown, KY. This full-time position offers a competitive salary ranging from $45,000 to $55,000 per year, along with an excellent commission structure and opportunities for growth. The ideal candidate will be focused on customer service and possess strong communication and marketing skills. As a Leasing Agent, you will coordinate the leasing and tenant management of the property, ensuring smooth operations and effective management of property deposits. In this role, you will report directly to the Property Manager and be responsible for leasing and marketing the property. Your essential duties will include responding to internet leads, answering calls and emails from current and prospective residents, and assisting the Property Manager with daily operating procedures. You will greet prospective residents, conduct on-site tours, and show units to potential renters. Follow-up communication is crucial, as you will be making follow-up calls, sending literature, and pursuing rental status. Maintaining a high occupancy rate is a key expectation, with a target of 95% or better. You will screen applicants to determine eligibility, prepare lease-related paperwork, and participate in marketing efforts to ensure the property remains attractive to potential residents. Additionally, you will maintain and update resident files within leasing software, utilize social media for marketing, and design a monthly newsletter. Your role will also involve coordinating service orders, following up on maintenance requests, and ensuring the leasing office and property are neat and orderly at all times. Daily inspections of the grounds will be part of your responsibilities, along with compliance with Conventional Housing standards and Fair Housing guidelines.

Responsibilities

  • Respond to internet leads, answer calls, and emails from current and prospective residents in a timely manner.
  • Assist the Property Manager in daily operating procedures.
  • Greet prospective residents and conduct on-site tours.
  • Show units to prospective residents.
  • Make follow-up calls, send follow-up literature, and pursue rental status.
  • Collect funds related to applications, security deposits, and rentals.
  • Maintain 95% or better occupancy.
  • Screen all applicants to determine eligibility.
  • Lease apartments and prepare all lease-related paperwork.
  • Participate in marketing efforts for the property to ensure a high occupancy rate.
  • Communicate important information with existing residents.
  • Maintain and update resident files within leasing software.
  • Utilize social media and community outreach to market the property weekly.
  • Design and publish a monthly newsletter.
  • Prepare and coordinate service orders when residents call and alert appropriate team members for completion.
  • Follow up on maintenance requests and recurring work orders, ensuring residents are notified of any delays.
  • Ensure completion of work orders and close them out upon completion.
  • Help ensure the leasing office and property are neat and orderly at all times.
  • Inspect the grounds daily.
  • Responsible for move-in file compliance, adhering to Conventional Housing standards.
  • Complete all necessary paperwork and follow compliance guidelines for leasing.
  • Alert the Property Manager of anything unusual on the property.

Requirements

  • High School Diploma or GED required; Bachelor's Degree a plus.
  • 1+ years of apartment leasing or sales experience.
  • Proficient computer skills required.
  • Exceptional customer service skills.
  • Organized with attention to detail, ability to multitask and prioritize responsibilities.
  • Excellent verbal and written communication skills.
  • Must be results-oriented, thriving in a dynamic, fast-paced environment.
  • Ability to work independently while operating in a team environment.
  • Must be willing to consent to a background check and drug screen post-acceptance.
