About the position

Apex Realty, Inc. is seeking a dedicated Property Maintenance Technician to join our team, responsible for the upkeep and maintenance of our commercial shopping centers and residential properties located in Orange County, San Bernardino County, and Los Angeles. This role is crucial in ensuring that our properties meet safety and quality standards, providing a safe and pleasant environment for tenants and visitors alike. The position requires a proactive approach to maintenance, with responsibilities spanning various trades including plumbing, HVAC, electrical, and general property upkeep. The technician will be expected to perform basic repairs, conduct inspections, and oversee contractors while maintaining a positive working relationship with all stakeholders. The schedule for this position may require after-hours work, including weekends and holidays, as well as being on-call for emergencies. The ability to respond promptly to maintenance requests and emergencies is essential. The technician will be responsible for a variety of tasks, including plumbing repairs, HVAC maintenance, common area upkeep, and unit turnovers. This role demands a hands-on approach, with the technician expected to utilize their skills in carpentry, electrical work, and general maintenance to ensure that all properties are well-maintained and compliant with safety regulations. In addition to technical skills, the Property Maintenance Technician must possess strong communication abilities, as they will be required to interact with property managers, contractors, and city inspectors. The technician will also be responsible for maintaining an adequate inventory of supplies and ensuring that all work is documented and reported back to the supervisor. This position offers a unique opportunity to contribute to the overall success of Apex Realty by ensuring that our properties are maintained to the highest standards.

Responsibilities

  • Perform basic plumbing repairs such as unclogging sinks and toilets, replacing shower heads and faucets, and repairing irrigation lines.
  • Conduct basic HVAC maintenance and repairs, including replacing filters and checking coolant levels.
  • Maintain common areas by collecting trash, removing graffiti, performing basic landscaping, and cleaning parking lots.
  • Oversee and support contractors working on site, ensuring compliance with policies and maintaining positive relationships.
  • Act as a liaison for city and other inspectors, attending inspections and communicating issues to the supervisor.
  • Inspect safety emergency equipment to ensure compliance and operability.
  • Maintain an adequate inventory of building supplies and order as needed with supervisor approval.
  • Perform preventative maintenance and keep log books of maintenance activities.
  • Ensure compliance and timely completion of work requests for all properties as scheduled by the Property Manager.

Requirements

  • Able to speak and write in English.
  • Must be able to read and interpret safety rules, operating instructions, and procedure manuals.
  • Ability to write routine reports and correspondence, and take photos for company records.
  • Previous experience in commercial and residential properties is preferred but not mandatory.
  • Ability to lift 50 pounds safely and with caution.
  • Reliable transportation with a valid CA Driver's license, insurance, and a clean driving record.
  • Must pass a background check and drug screening test.
  • Physical stamina to handle a full shift of active work on the building.
  • Ability to perform repetitive movements and work independently or as part of a team.

Nice-to-haves

  • Experience with hand and power tools.
  • Knowledge of basic carpentry skills such as cutting and assembling furniture.
