About the position

The Property Maintenance Technician at 21st Century Janitorial Services INC is responsible for ensuring the upkeep and repair of residential and commercial properties. This role requires a proactive approach to maintenance, responding promptly to residents' requests for repairs and maintenance. The technician will conduct daily inspections of the property to ensure safety, comfort, and aesthetics, identifying any issues that need to be addressed. In addition to routine inspections, the technician will maintain and repair various building fixtures and equipment, including locks, windows, doors, screens, venetian blinds, gutters, drains, shelving, and kitchen utensils. The role also involves repairing mechanical systems, electrical systems, heating and plumbing systems, and alarm systems. The technician will be responsible for installing new fixtures or replacing damaged or malfunctioning systems as needed. Preparing vacant units for new residents is another critical aspect of this position, which includes maintaining checklists and ensuring that units are ready on time. The technician may also be required to order parts and supplies necessary for repairs and maintenance. Additionally, the technician may need to be on call to address unexpected problems and perform repairs for tenants when required. This position demands a hands-on approach and the ability to work independently while ensuring that all maintenance tasks are completed efficiently and effectively.

Responsibilities

  • Responding to residents' requests for maintenance and repairs in a timely and competent manner.
  • Performing daily inspections of the property to ensure safety, comfort, and aesthetics.
  • Maintaining and repairing building fixtures and equipment, such as locks, windows, doors, screens, venetian blinds, gutters, drains, shelving, and kitchen utensils.
  • Repairing mechanical systems, electrical systems, heating and plumbing systems, and alarm systems.
  • Installing new fixtures or replacing damaged or malfunctioning systems.

Requirements

  • Mid-level experience in property maintenance or a related field.
  • Strong knowledge of building systems and maintenance procedures.
  • Ability to perform physical tasks, including lifting and moving more than 50 pounds.
  • Proficient in using hand and power tools for repairs and installations.
  • Excellent problem-solving skills and attention to detail.

Nice-to-haves

  • Experience in both residential and commercial property maintenance.
  • Certification in HVAC, plumbing, or electrical systems.
  • Strong communication skills to interact with residents and management.
