About the position

In early 2021, Feldman Ruel opened its Property Management division to provide an additional service line to its existing commercial real estate brokerage clientele. After over three years in operation, the firm is actively seeking an experienced Property Maintenance Technician to assist with a broad range of tasks, including the general repair and maintenance of plumbing, electrical, telephone, and HVAC systems. This role is crucial for ensuring the smooth operation of the properties managed by Feldman Ruel, and the technician will report directly to the Property Maintenance Manager. The Property Maintenance Technician will be responsible for monitoring and closing basic maintenance tickets, which include installing and repairing locks, patching and painting, installing and aligning doors, replacing ceiling tiles, and performing basic exterior maintenance. The technician must be willing to work Monday through Friday from 8:30 AM to 5 PM, with the expectation of overtime hours and availability to support after-hours emergency situations. Additionally, the technician will oversee the completion of maintenance requests that require third-party vendors, perform regular site visits to observe and document the state of building structures and systems, and create and execute property maintenance guides. Building and maintaining relationships with existing tenants and owners is also a key aspect of this role, along with developing and implementing standard work processes and handling basic time tracking, accounting, and data entry.

Responsibilities

  • Monitor and close basic maintenance tickets including installing and repairing locks, patching and painting, installing and aligning doors, replacing ceiling tiles, and basic exterior maintenance.

Requirements

  • High school diploma or equivalent.
  • 5 or more years' experience in commercial property maintenance.
  • Meet OSHA safety standards, including knowledge of SDS Book/"Right to Know" standards, first aid kit and eye wash stations, and personal protective equipment (PPE).
  • Capable of performing routine repairs on machinery and equipment.
  • Ability to communicate effectively with a diverse set of personality types.
  • Reliable and punctual with a natural willingness to be service-oriented.
  • Strong organizational skills and attention to detail.
  • Technologically savvy and capable of handling multiple tasks and deadlines simultaneously.

Nice-to-haves

  • Experience with HVAC systems and electrical repairs.
  • Familiarity with property management software.
