About the position

RHP Properties is seeking a dedicated Maintenance Technician to join our team at Virginia Hills in Imperial, PA. As the nation's largest private owner and operator of manufactured home communities, we pride ourselves on providing accessible and affordable housing across the country. This full-time position involves performing general grounds and lawn maintenance, as well as basic repairs to homes owned by the community. The Maintenance Technician will work 40 hours per week and will be responsible for ensuring that homes and community areas are in proper condition. This role requires a proactive approach to maintenance and a commitment to customer service, as you will be interacting with residents, prospective residents, and other employees regularly. In this position, you will execute assigned work orders and report the status to the Community Manager in a timely and efficient manner. You will promote goodwill by handling all contacts with residents and visitors courteously and attentively. Your responsibilities will include identifying deficiencies in the community and taking immediate action with the approval of the Community Manager. You will also be responsible for maintaining the community grounds, which includes regular lawn care services such as treating for weeds, raking leaves, planting flowers and shrubs, spreading mulch, trimming shrubs and hedges, and performing snow removal as needed. Additionally, you will be tasked with removing and disposing of garbage on community grounds, performing regular inventories of maintenance and grounds equipment, and maintaining the order and appearance of garage and storage areas. Compliance with national, state, and local health and safety laws is essential to reduce accidents and protect residents and team members. You will also participate in refurbishing community-owned homes and perform repairs on community water and sewer lines. This position requires availability for on-call duties as needed and the ability to perform various physical tasks efficiently with minimal supervision.

Responsibilities

  • Perform maintenance to ensure homes and community areas are in proper condition.
  • Execute assigned work orders and report status to the Community Manager timely and efficiently.
  • Promote goodwill by handling all contacts with residents, prospective residents, visitors, and other employees courteously.
  • Identify deficiencies and take immediate action with community manager approval.
  • Ensure community grounds are appropriately manicured and maintained.
  • Regularly treat for weeds, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, and cut down tree limbs as needed.
  • Remove and dispose of garbage on community grounds, including common areas and resident's sites.
  • Perform snow removal using appropriate equipment.
  • Advise Community Manager or Maintenance Supervisor of improper garbage disposal by residents.
  • Perform regular inventories of maintenance and grounds equipment and supplies.
  • Maintain order and appearance of garage and storage areas.
  • Maintain all maintenance and grounds equipment to keep it clean and cared for.
  • Comply with health and safety laws to reduce accidents and protect residents and team members.
  • Perform seasonal pre-maintenance service on a timely basis.
  • Remain available for on-call duties as needed.
  • Participate in refurbishing Community Owned homes.
  • Perform repairs and maintain community water and sewer lines.
  • Perform other duties as assigned.

Requirements

  • A minimum of 2 years of maintenance experience, preferred.
  • High School Diploma or GED preferred.
  • Excellent customer service skills.
  • Valid operator's license and maintenance of a good driving record.
  • Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
  • Ability to provide own tools may be required.
  • Ability to bend, stretch, twist, walk continuously, and access restricted spaces.
  • Ability to operate maintenance equipment and other tools.
  • Ability to lift or move up to 75 pounds.
  • Ability to efficiently perform job responsibilities with minimal supervision.
  • Ability to tolerate exposure to various chemical compounds.
