About the position

The handyman/property maintenance position involves performing various maintenance tasks to ensure the safety and functionality of residential properties. This role is essential for maintaining the overall condition of the property and addressing any issues that arise promptly. The position offers a full-time opportunity with a competitive hourly wage and the potential for permanent employment.

Responsibilities

• Checks and replaces exterior lighting on a regular basis.
• Constantly observes condition of the property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
• Needs to be aware of all utility meter cutoffs, apartment and fixture cutoffs, and ensures that storage areas always remain locked when not in use.
• Maintains awareness of proper safety precautions at all times.
• Fix leaking pipes or faucets.
• Unclog drains or toilets.
• Replace water heaters or repair sump pumps.
• Winterize pipes to prevent freezing in cold climates.
• Replace light bulbs, fixtures, and outlets.
• Repair or install wiring and electrical systems (if certified).
• Troubleshoot and address power issues or outages.
• Repair doors, windows, and locks.
• Patch drywall or repaint interiors/exteriors.
• Clean and inspect roofs and gutters.
• Address foundational cracks or structural damage.
• Test and replace fire alarms, smoke detectors, and CO detectors.
• Ensure emergency exits and lighting are operational.
• Snow removal and salting walkways during winter.
• Leaf cleanup and gutter clearing in the fall.
• Prepare properties for seasonal changes (e.g., storm-proofing, sealing windows).

Requirements

• 3 years of maintenance experience in a residential capacity.
• Entry-level experience in property maintenance.

Nice-to-haves

• Experience with plumbing and electrical systems.
• Familiarity with blueprints and property management.
