About the position

The Property Maintenance position in Hammond, IN, is a full-time contract role focused on maintaining a Manufactured Home Community. The role involves performing routine maintenance and minor repairs to rental homes and community facilities, ensuring the community is presentable and adheres to curb appeal standards. The position requires immediate availability and is ideal for individuals with experience in residential, apartment, or mobile home maintenance.

Responsibilities

  • Complete routine maintenance and minor repairs to rental homes, facilities, and streets as needed.
  • Complete checklists of the physical condition of community sites prior to and after occupancy.
  • Ensure common area lawns are manicured appropriately.
  • Regularly treat for weeds, weed whip, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, and cut/remove tree limbs damaged by adverse weather conditions.
  • Ensure the community is presentable and inviting at all times, adhering to curb appeal standards.
  • Pick up trash/debris daily from common areas and streets.
  • Empty common area trash containers as needed.
  • Maintain community amenities including clubhouses, tennis courts, pickleball courts, resort offices, restrooms, laundry areas, bath houses, and a maintenance garage.
  • Maintain vacant sites, including removal of trash and debris.
  • Inspect irrigation system regularly to ensure it is working properly and perform repairs as necessary.
  • Inspect playground area and equipment, pool/spa area, and other recreational amenities to ensure everything is in good condition, making minor repairs as needed.
  • Ensure all community streets and public access routes are free of hazards.
  • Maintain pool(s), test chemical levels, and adjust appropriately, where applicable.
  • Maintain community vehicles and equipment.
  • Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.

Requirements

  • Valid Driver's License is required.
  • Experience in maintenance, particularly in residential, apartment, or mobile home settings.
