About the position

In this role, you will be responsible for a variety of property management tasks with minimal direction. Your primary duties will include lease negotiations, developing lease language, managing tenant relations, and overseeing lease administration for both owned and leased properties. You will also be tasked with maintaining lease budgets and ensuring that all financial arrangements are negotiated to provide cost savings for the company while allowing for necessary flexibility. This position requires you to interface with various business units to assess their needs and coordinate the services required to manage different locations effectively. You will negotiate all company leases to protect the company's interests and develop lease language that safeguards these interests. It is crucial to ensure that all renewal dates are met and that the company is given sufficient notice to make informed decisions. Additionally, you will be responsible for developing and administering the business plan and budget for all company-owned properties leased to third parties. This includes managing the collection, analysis, and reporting of statistical data to provide an accurate assessment of building management results. Your role will also involve coordinating the site selection process with business units by determining their needs in each local market. You will manage the entire lease and owned portfolio, ensuring that all associated expenses are paid timely and accurately. Furthermore, you will oversee our third-party Lease Administration team, ensuring 100% accuracy in all operations. Coordination with Facilities will be necessary for any tenant improvements and the move process into new spaces. Lastly, you will develop annual rental budgets for all leased facilities, detailing lease payments, increases, and CAM charges, while auditing CAM charges to ensure their appropriateness and working with landlords for any necessary changes.

Responsibilities

  • Provide property management responsibilities including lease negotiations and tenant relations.
  • Maintain lease administration for owned and leased portfolio and manage lease budgets.
  • Interface with business units to determine needs and coordinate services for different locations.
  • Negotiate company leases to protect the company's interests and ensure cost savings.
  • Develop language in leases that safeguards the company's interests.
  • Ensure all renewal dates are met and provide sufficient notice for decisions.
  • Develop and administer the business plan and budget for company-owned properties leased to third parties.
  • Manage the collection, analysis, and reporting of statistical data for building management results.
  • Interface with tenants to understand their needs and solve problems promptly.
  • Coordinate the site selection process with business units based on local market needs.
  • Manage the lease and owned portfolio to ensure timely and accurate payments of associated expenses.
  • Oversee the third-party Lease Administration team with 100% accuracy.
  • Coordinate with Facilities for tenant improvements and the move process into new spaces.
  • Develop annual rental budgets for leased facilities detailing lease payments and CAM charges.
  • Audit CAM charges for leased offices and work with landlords for necessary changes.

Requirements

  • Bachelor's Degree in Property Management, Real Estate, or related field, or equivalent analytical experience.
  • 4+ years of Lease Administration experience including financial analysis.
  • Property management experience preferred.
  • Strong negotiation skills.
  • Strong verbal and written communication skills.
  • Strong organizational skills.
  • Knowledge of word processing and spreadsheet applications including Excel, MS Project, and Access.
