About the position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Leasing Manager for its multifamily development division, DHI Communities, located in San Antonio, FL. The Leasing Manager will oversee all aspects of leasing and marketing at the property, working closely with the Regional Manager, Shared Service, and Marketing teams to meet leasing goals and assist in creating a strategic marketing plan. This role is crucial in leading the overall leasing process, ensuring effective marketing strategies, and fostering positive resident relations. The Leasing Manager will be responsible for implementing effective leasing techniques to meet goals, which includes managing the application process, lease expirations, and renewals. The position requires conducting tours, maintaining the leasing center, and managing the move-in process. The Leasing Manager will also be tasked with maintaining community appearance through regular inspections and ensuring timely repairs are noted and completed. Additionally, the role involves providing support and training to the leasing team, ensuring they have the necessary materials and supplies for successful lease-ups, and confirming that leasing staff are converting inquiries into leases. This position requires a flexible schedule, including evenings, weekends, and holidays, and may involve occasional travel to assist other apartment communities or attend training sessions. The Leasing Manager will also be responsible for responding to resident concerns, assisting with vendor scheduling, and providing feedback on pricing and marketing strategies. The ideal candidate will have a strong background in leasing, sales, and customer service, with the ability to thrive in a fast-paced environment while maintaining professionalism and ethical standards.

Responsibilities

  • Oversee all aspects of leasing and marketing at the property.
  • Work closely with the Regional Manager, Shared Service, and Marketing teams to meet leasing goals.
  • Implement effective leasing techniques to meet leasing goals, including closing metrics and follow-up procedures.
  • Conduct all functions necessary to close the sale, including making appointments, generating new leads, and conducting tours.
  • Manage the application process and lease expirations, securing renewals as needed.
  • Follow up with prospective and future residents to convey commitment to service.
  • Complete acceptance and inspection walks with construction and new residents.
  • Maintain community appearance and ensure timely repairs are noted and completed.
  • Assist with supervision of all business functions related to operations.
  • Provide motivation and training to the leasing team to build skills and succeed in their roles.
  • Ensure the leasing team has the proper materials and supplies needed for successful lease-ups.
  • Confirm leasing staff are converting phone inquiries and closing walk-in traffic according to standards.
  • Call and/or visit competitive properties to update market surveys as needed.
  • Complete various accounting, financial, and administrative reports.
  • Ensure adherence to all government regulations including Fair Housing, ADA, and OSHA.
  • Respond quickly and courteously to resident concerns and questions.

Requirements

  • High school diploma or general education degree (GED).
  • Three (3) years related experience in leasing, sales, customer service, or related field.
  • Ability to multi-task and prioritize in a fast-paced environment.
  • Strong interpersonal skills with the ability to influence others.
  • Talent for executing sales skills, including generating leads and closing sales.
  • Demonstrated ability to read, write, and communicate effectively.
  • Proficiency in using the internet for marketing and sales-related tasks.
  • Ability to apply common sense understanding to carry out instructions in written and oral form.
  • Proficiency with computer systems, including CRM programs and MS Office.
  • Ability to frequently stand, walk, and climb stairs for the majority of the workday.

Nice-to-haves

  • Bilingual a plus.
  • Knowledge of property management software systems, including OneSite, ILM, or Propertyware preferred.
