About the position

The Maintenance Technician at D.R. Horton, Inc. is responsible for maintaining multi-family communities, ensuring high levels of customer satisfaction through effective management of repair requests and community upkeep. This role involves performing various maintenance tasks, managing subcontractors, and conducting inspections to prepare homes for new residents.

Responsibilities

  • Evaluate resident repair issues to determine if they are warrantable items.
  • Complete assigned work orders generated from resident requests for service and routine upkeep of the community.
  • Complete the make-ready process to prepare vacant homes for leasing and new move-ins.
  • Perform necessary repairs to homes including minor electrical, plumbing, HVAC, texture repair, and painting.
  • Schedule and manage subcontractors for warranty and make-ready repairs in the absence of the Service Manager.
  • Certify warranty work is completed within contractor obligations.
  • Follow up with residents to ensure concerns are addressed and satisfaction is met.
  • Monitor inventory and supplies and inform Service Manager when supplies need to be ordered.
  • Undergo training for managing construction walks on ready units.
  • Field emergency service calls when on call after hours and on weekends.
  • Conduct move-in and move-out orientation processes.
  • Maintain the grounds, common areas, and amenities.
  • Participate in ongoing training by Service Supervisor and other resources as needed.
  • Maintain accurate records of all maintenance and repair work performed.
  • Effectively communicate with various support teams to ensure quality documentation and community performance.

Requirements

  • High school diploma or GED.
  • 1 or more years of related experience preferred, including carpentry work, drywall, texture repair, and painting.
  • Valid driver's license and proof of car insurance.
  • Personal supply of general tools and willingness to drive among designated communities.
  • Ability to work independently and be productive without supervision.
  • Proficiency with text and email.
  • Ability to stand and walk for 4 hours straight or up to a full 8-hour day; lift and/or move up to 50 pounds.

Nice-to-haves

  • Prior experience as a Service Tech or groundskeeper in Residential/Property Management.
  • Experience with minor electrical, plumbing, and HVAC repair work.
  • Community onboarding and disposition experience.
  • EPA and CPO licenses.
