About the position

The Operations Manager at PURE Property Management is responsible for overseeing all office operations in the Austin, TX office. This role requires strong leadership skills and a comprehensive understanding of property management, including Texas landlord/tenant law and lease agreements. The Operations Manager will coordinate activities, manage resources, and implement strategies to achieve property objectives set by the Broker and property owner.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and applicable state statutes.
  • Implement and enforce company policies within the property management team.
  • Work with the Broker to establish marketing procedures and portfolio growth strategies.
  • Assist in achieving growth and profit goals established by the company.
  • Ensure operations function according to established quality assurance standards.
  • Establish and maintain relationships with clients, vendors, and residents to further company objectives.
  • Monitor cost and expense control of property portfolios through regular reports from team members.
  • Ensure effective working relationships among team members and provide necessary checks and balances.
  • Ensure efficient administrative practices including scheduling, contracting, and record keeping.
  • Recommend new methods and procedures to the Broker as appropriate.
  • Monitor financial information for accuracy and compliance with company requirements.
  • Review monthly reports and take action to resolve issues with team members.
  • Conduct periodic and annual performance evaluations of all direct reports.
  • Resolve business and personnel problems or grievances as they arise.
  • Function as the lead role in resolving portfolio-related legal/contractual disputes.
  • Develop and submit required reports to the Broker within prescribed guidelines.
  • Maintain sound business relations with customers, vendors, trade groups, employees, and government agencies.
  • Supervise timely inspections of all portfolio properties and ensure documentation is completed according to company policy.
  • Conduct monthly staff meetings to communicate updates and changes.
  • Provide coverage for staff as necessary.

Requirements

  • At least 3 years of Residential Property Management experience.
  • 5 years of supervisory experience.
  • Active TX Real Estate License.
  • Experience with Property Management Systems is a plus.
  • BA Degree preferred.
