About the position

The Property Manager for Affordable Housing in Bronx, NY is responsible for overseeing the day-to-day operations of multiple residential properties. This includes managing tenant relations, maintenance and repair services, and ensuring compliance with safety regulations. The role requires strong leadership skills to supervise site staff and coordinate various operational tasks while maintaining high standards of service and efficiency.

Responsibilities

  • Generate work orders directed to vendors or maintenance staff from daily operations to capital improvement projects.
  • Ensure properties are in compliance with company, local, state, and federal safety regulations.
  • Follow protocols for maintenance requests and preventative maintenance.
  • Assist in the production of periodical reports from daily reports to annual inspections.
  • Supervise site staff and oversee site operations.
  • Control inventory and supply materials.
  • Coordinate regular inventories of all business property.
  • Obtain estimate bids for repairs at properties.
  • Generate and track service orders, approvals, and distribution.
  • Sort, code, and ensure accuracy and compliance with contracts of all properties.
  • Verify all invoice amounts and information.
  • Investigate cost reduction opportunities.
  • Monitor the consumption of utilities including sub-metering systems.
  • Communicate with tenants and site staff.
  • Assist corporate accounting with questions related to the properties and resolution of vendor issues.

Requirements

  • Bachelor's Degree from a four-year college or university preferred.
  • Knowledge of OSHA laws and regulations.
  • Participation in trainings to comply with existing and new laws.
  • Understanding of basic building mechanical systems.
  • Strong knowledge of NYC housing codes and preventative maintenance procedures.
  • 4 years of industry experience.
  • 5+ years of directly relevant property management experience.
  • Excellent people skills.
  • Ability to effectively communicate both orally and in writing with peers, managers, and clients.
  • Have own transportation.
