About the position

The Property Manager for Affordable Housing at Reliant Realty Services is responsible for the overall operation of assigned properties, ensuring efficient and cost-effective management while adhering to all regulatory requirements. This role involves overseeing leasing activities, financial reporting, budget preparation, and maintaining high-quality service for residents and vendors. The Property Manager will also ensure compliance with Fair Housing guidelines and manage a team of employees to uphold company policies and safety standards.

Responsibilities

  • Responsible for income recertification, leasing, and re-leasing property.
  • Knowledgeable in and compliant with all local, State, and federal property regulations, including landlord/tenant regulations.
  • Consistently provides residents, vendors, and employees with the highest quality of service and support.
  • Responsible for all required reporting, including monthly financial reporting and variance explanations.
  • Reviews expenses and assists in the preparation of annual budgets.
  • Responsible for the thorough knowledge, execution, and enforcement of all policies and procedures of Paths and its affiliated companies.
  • Exhibits complete knowledge of the community and operates the property and residents within Fair Housing guidelines.
  • Ensures model apartments, office, community spaces, and vacant ready apartments are 'market ready.'
  • Knowledge of lease terms, specifications, and all community policies.
  • Ensures all employees respond to resident requests or complaints promptly and efficiently.
  • Ensures all department employees operate within company and governmental safety policies.
  • Reports any unusual circumstances regarding residents, property, or personnel to the Regional Manager.
  • Responsible for job training, employee disciplinary notices, and general supervision.
  • Conducts performance evaluations for on-site employees in consultation with the regional manager.
  • Processes delinquent rents and other non-compliant lease violations in accordance with company policy.
  • Responsible for all unit inspections, including move-ins and move-outs.
  • Maintains and submits accurate payroll records and required safety records.
  • Conducts daily physical inspections of the entire property.
  • Generates the preventive maintenance schedule for the Maintenance staff.
  • Secures bids for different projects, including capital expenditures, in accordance with the budget and consultation with the Regional Manager.
  • Processes all invoices weekly, per the Central AR/A/P policies and procedures.
  • Ensures all required month-end procedures are completed by the due date.
  • Ensures scheduling for 24-hour property coverage for maintenance emergencies.

Requirements

  • Bachelor's degree in real estate, Business, Social Work, or a related field.
  • Minimum 2-3 years of property management experience.
  • Must have HUD, LIHTC, and Section 8 experience.
  • Demonstrated ability to read and analyze financial reports, technical procedures, and governmental regulations.
  • Ability to write reports and business correspondence.
  • Must have excellent computer skills and proficiency in Microsoft Office Suite - Word, Excel, and Outlook.
  • Yardi Forecast or Yardi Asset IQ software experience is a plus.
  • Previous supervisory experience is required.
  • Bilingual English and Spanish - read, write, speak - is a plus.
