About the position

The Property Manager for Affordable Housing is responsible for overseeing the physical, financial, and program integrity of properties in the Lexington, KY area. This full-time position requires a strong understanding of the affordable housing industry, including compliance with LIHTC and HUD regulations, and involves managing resident re-certifications, rent increases, and occupancy levels. The role also includes preparing various reports and ensuring adherence to fair housing marketing plans.

Responsibilities

  • Maintain the physical, financial, and program integrity of the property.
  • Ensure exclusive use of state-specific LIHTC and HUD documents in property management software.
  • Manage resident re-certifications, rent increases, utility allowance changes, and occupancy levels.
  • Control expenses and ensure customer satisfaction through management reviews and inspections.
  • Prepare all reports, including monthly management, weekly marketing, delinquency/occupancy, bad debt write-off, and expense reports.
  • Manage resident selection procedures to ensure adherence to Affirmative Fair Housing Marketing Plan and Resident Selection Criteria.
  • Prepare for all site REAC reviews, Management and Occupancy Reviews (MOR), Investor Site Reviews, and LIHTC reviews.
  • Help recruit, hire, and train new employees assigned to the property.
  • Assist with the preparation of employees' performance reviews and provide performance improvement counseling.

Requirements

  • 2 years of college or 5 years related property management experience preferred.
  • Experience with business computer systems and software such as Microsoft Excel, Word, Outlook, and online database systems such as RealPage.
  • Certification in CPM (Certified Property Manager), CPHM (Certified Public Housing Manager), LIHTC (Low Income Housing Tax Credit), or COS (Certified Occupancy Specialist) is preferred.
  • Strong organizational and management skills.

  • Experience with budgeting and compliance regulations of LIHTC & HUD.
