About the position

The Property Manager for Affordable/Project Based Section 8 at Marquis Group is responsible for effectively managing and coordinating the operations of the property to ensure compliance with policies, procedures, and applicable laws. This role involves overseeing leasing, resident relations, marketing, maintenance, budgeting, and team development to maximize property income and maintain a high standard of living for residents.

Responsibilities

  • Initiates and manages all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, and vendor relations.
  • Generate and maximize property income while monitoring and controlling property expenses.
  • Ensure accurate and timely submission of all reports and maintain proper records for all applicable programs.
  • Supervise and direct the entire property team, ensuring compliance with federal, state, and local laws and regulations.
  • Conduct regular market surveys and utilize market information to make strategic decisions for the property.
  • Lead by example in resident communication, leasing, and telephone techniques, and provide training to team members.
  • Perform move-in/move-out inspections and maintain the cleanliness of the office and model apartments.
  • Conduct on-site safety meetings and maintain daily safety logs.
  • Identify and resolve barriers to achieving property objectives and create solutions based on performance data.
  • Hold regular team meetings to communicate goals and monitor individual team member performance.

Requirements

  • 1 to 2 years of experience in affordable multi-family property management.
  • Strong knowledge of Fair Housing Laws, OSHA Requirements, and local ordinances.
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint) and OneSite software.
  • Ability to communicate effectively both verbally and in writing.
  • Supervisory experience to lead and evaluate on-site team members.
  • Mathematical skills for financial analysis and reporting.

Nice-to-haves

  • Certified Apartment Manager (CAM) preferred.
  • Accredited Resident Manager (ARM) preferred.
  • National Apartment Leasing Professional (NALP) preferred.
  • Knowledge of HUD Subsidy Programs.
