About the position

The Property Manager is responsible for overseeing the operations of three multi-family apartment communities, ensuring compliance with housing regulations, managing resident relations, and leading a team of administrative and maintenance staff. This role involves financial management, resident engagement, and maintaining high occupancy rates while providing excellent customer service.

Responsibilities

  • Comply with Fair Housing and Equal Housing Opportunities requirements.
  • Ensure timely and accurate submission of payroll and commissions.
  • Complete weekly, monthly, quarterly, and year-end reports as required.
  • Consult with legal counsel and attend court hearings as needed.
  • Advertise and promote the property.
  • Utilize industry-specific software for lead management.
  • Provide tours to prospective and current residents.
  • Complete the full cycle lease process with prospective residents.
  • Ensure compliance with renter's insurance.
  • Review rental rates and concessions with the Portfolio Manager.
  • Maintain resident occupancy of 95%.
  • Ensure timely collection of rent and other ancillary revenue.
  • Manage delinquency process and petty cash account.
  • Manage and process vendor invoices.
  • Generate renewal offer letters and manage renewal leases after review with the Portfolio Manager.
  • Monitor expenditures to comply with the operating budget.
  • Manage turnover workflow including scheduling and management of vendors, conducting pre/post move-out inspections, and make-ready inspections.
  • Assist the Portfolio Manager with preparing the annual budget.
  • Engage with prospective and current tenants using a professional and courteous approach.
  • Navigate priority changes to resolve unforeseen issues or emergencies.
  • Reduce tenant turnover by identifying tenant relation issues and recommending solutions.
  • Complete quality assurance calls following up on completed work orders.
  • Facilitate resident events.
  • Guide performance of all administrative and maintenance staff through training and performance management.
  • Conduct regular staff meetings.

Requirements

  • High School Diploma or equivalent.
  • 2+ years of experience in multi-family property management.
  • 1+ years of experience in staff supervision.
  • Proficient in Microsoft Office Applications including Outlook, Word, and Excel.
  • Yardi Voyager and CRM experience preferred.
  • Excellent customer service and communication skills.
  • Ability to multi-task and resolve conflicts.

Nice-to-haves

  • Experience with Yardi software.
  • Knowledge of Fair Housing regulations.
