About the position

As the Property Manager for KW Property Management, you will serve as the primary liaison between the client and internal support staff, ensuring that all operations run smoothly and efficiently. This role is essential for maintaining a professional image and delivering exceptional customer service to residents, owners, and clients. You will be responsible for managing the community, working closely with the Association Board of Directors and/or the Developer to facilitate solutions to any issues that arise within the community. Strong management, customer service, and supervisory skills are critical for success in this position. Your duties will include preparing the annual budget for the association, analyzing monthly financial statements, and maintaining accurate property files and records. You will supervise on-site team members, develop specifications for service needs, and ensure compliance with safety standards. Establishing collaborative relationships with coworkers and other departments is vital, as is the ability to run Board of Directors meetings when necessary. You will also be responsible for creating management reports that provide updates on administrative items, financial overviews, and project progress. In addition to these responsibilities, you will be expected to maintain communication with residents, coordinate move-in processes, and ensure that all vendor contracts are managed effectively. Your role will require you to stay informed about state regulations and community policies, and you will need to respond to inquiries and correspondence in a timely manner. This position operates in a professional office environment and requires regular interaction with various stakeholders, including residents, vendors, and the Board of Directors.

Responsibilities

  • Act as the primary coordinator for assigned properties to meet and exceed property management obligations.
  • Prepare the annual budget for the association and analyze monthly financial statements.
  • Maintain complete and accurate property files and records, ensuring documentation is available for future reference.
  • Supervise on-site team members and evaluate service needs and performance in maintenance and management.
  • Establish and maintain collaborative working relationships with coworkers and project team members.
  • Initiate contact with new resident representatives to coordinate the move-in process and provide orientation.
  • Create management reports detailing administrative items, financial overviews, and project progress.
  • Monitor contracts and ensure vendors provide necessary insurance and business licenses.
  • Update Association communication regularly, including newsletters and website content.
  • Process violations, work orders, and applications as required.

Requirements

  • Strong working knowledge of customer service principles and practices.
  • Ability to read, analyze, and interpret technical procedures and documents.
  • Proficient in Microsoft Office Applications.
  • Must possess a Florida CAM license and a valid FL Driver's license.
  • Three years of experience as a Community Property Manager managing community operations.

  • Bilingual in English and Spanish is preferred.
