About the position

The Portfolio Property Manager (PM) is a licensed Community Association Manager (CAM) responsible for overseeing multiple developer sites in accordance with Florida Statute 468. This role involves planning, directing, and implementing policies to maintain the common elements of the Associations, ensuring exemplary service and compliance with governing documents. The PM is expected to be on call 24/7 for emergencies and to manage operational, administrative, financial, maintenance, and security functions effectively.

Responsibilities

  • Implement and comply with all reporting requirements outlined in the Castle Management contract.
  • Utilize inspection checklists to inspect community and facilities routinely for maintenance and safety compliance.
  • Manage the Association's budget and financial processes, including reviewing expenses and preparing deficit funding requests.
  • Assist in the preparation of monthly financial reports and ensure accuracy with attention to variance trends.
  • Create recommendations for collection action on delinquent accounts and implement processes for record maintenance as required by Florida Statute.
  • Solicit and review bids for maintenance and construction projects for Board review.
  • Investigate and report all accidents or claims for property damage and personal injury promptly.
  • Act as a liaison with legal counsel and vendors to conduct Association business effectively.
  • Review and code vendor invoices for payment after confirming satisfactory completion of work.
  • Create and implement architectural change request processes and set up ARC meetings.

Requirements

  • Active CAM license is required.
  • Associate's degree with a concentration in business is preferred.
  • Minimum of two years of CAM or related business experience is required.
  • Intermediate to advanced knowledge of Property Management accounting practices and budgeting skills is required.
  • Knowledge of construction and home-building processes relating to Certificate of Occupancy and closings is necessary.
  • Valid Driver's License is required.

Nice-to-haves
