About the position

The Property Manager position at Fuller Realty Interests, LLC is a pivotal role responsible for overseeing a substantial portfolio of 1.3 million square feet of industrial and flex properties. This position entails managing the day-to-day operations of ten distinct property sites, ensuring that all activities align with the company's standards of legendary customer service. The Property Manager will serve as the primary point of contact for tenants, prospective tenants, owners, and vendors, focusing on productivity and results while maintaining high levels of tenant satisfaction. In this role, the Property Manager will coordinate various activities within the portfolio, including conducting initial collection calls and tracking accounts receivable. The position requires supervision of vendors and maintenance staff, performing regular property inspections, and preparing monthly reports for property owners that identify variances. The Property Manager will also be responsible for coordinating tenant improvements and capital projects, interfacing with tenants and vendors, and executing operational procedures that adhere to safety, risk management, and quality standards. The role includes significant responsibilities in property maintenance, requiring the Property Manager to initiate, contract, and administer services that enhance the value and efficiency of the properties. This includes managing relationships with engineering staff and contractors, ensuring compliance with quality and performance standards, and maintaining current certificates of insurance for all contractors. Additionally, the Property Manager will maintain ongoing tenant relations, respond promptly to tenant requests, and ensure compliance with lease agreements. Financial management is also a critical aspect of this role, involving the development and administration of property business plans, budget preparation, and the management of financial transactions such as accounts receivable and payable. The Property Manager will also be responsible for analysis, planning, and reporting duties, ensuring that timely reports are distributed to owners regarding financial, marketing, and maintenance information. Overall, this position requires a proactive individual who can handle multiple projects, changing priorities, and a heavy workload while maintaining a professional appearance and strong customer service orientation.

Responsibilities

  • Oversee the day-to-day operations of 10 industrial/flex property sites.
  • Serve as the point person for the portfolio.
  • Coordinate activities associated within the portfolio.
  • Conduct initial collection calls and track follow-up for accounts receivable.
  • Supervise vendors and maintenance staff.
  • Perform regular property inspections and complete inspection reports.
  • Prepare monthly reports for owners and identify variances.
  • Coordinate tenant improvement and capital projects.
  • Interface with tenants and vendors in daily operations of the buildings.
  • Initiate and execute day-to-day operational procedures including safety and risk management.

Requirements

  • High school diploma or GED equivalent; preferably a bachelor's degree in Business Management, Finance, Accounting, or a related field.
  • At least 4-10 years of recent industrial/flex property management experience.
  • Intermediate to advanced proficiency in MS Word and Excel.
  • Proficiency with MS Outlook, Yardi, and Avid Exchange.
  • Experience preparing annual budgets, ownership reports, and CAM reconciliations.
  • Strong written and verbal communication skills.
  • Ability to keep information strictly confidential.
  • Strong customer service orientation.

Nice-to-haves

  • CPM or RPA designation (or in progress) preferred.
  • Familiarity with real estate law, building codes, and city and county regulations.
