About the position

The Property Manager at Hanover Square is a part-time position with a pay rate of $20 per hour. The role is designed for individuals who are organized, detail-oriented, and possess natural leadership qualities. The Michaels Organization, a premier property management company with over fifty years of experience, is seeking a candidate who enjoys training and developing team members. The company focuses on creating positive impacts on the lives of residents and the communities they serve, emphasizing that their business is about people and not just properties. In this role, the Property Manager will be responsible for overseeing all property management activities and functions. This includes ensuring the property is fiscally responsible, maintaining a clean and well-maintained environment for residents, and addressing any issues that arise. The Property Manager will meet with residents, show available units to potential tenants, and inspect units and common areas to proactively resolve any issues. Conflict resolution and sound business judgment are essential skills for this position. The Property Manager will also be involved in creating and executing marketing campaigns, preparing and implementing the annual budget, and maintaining accurate financial records. This includes payroll, daily deposits, and vacancy records. The role requires hiring, training, and conducting performance evaluations for staff, as well as scheduling work orders and prioritizing maintenance issues. The Property Manager will negotiate vendor contracts and supervise any outside contractors working on the property, ensuring compliance with all applicable building codes and company policies. The position requires availability to work evenings, weekends, holidays, and on-call as needed, with a typical schedule of Monday to Friday, 8 hours per day, totaling 40 hours per week. The Property Manager will also be expected to work around cleaning solvents, paint fumes, and landscaping chemicals, and perform other duties as assigned.

Responsibilities

  • Day to day responsibility for all property management activities/functions
  • Ensuring property is fiscally responsible
  • Providing residents with a clean and well-maintained property
  • Meeting with residents in their units and showing potential tenants' available units
  • Inspecting units, building and common areas and proactively reporting and initiating action to resolve any issues
  • Resolving conflicts in a professional manner
  • Making calm and sound business judgements
  • Meeting and working with residents, resident organizations and resident services providers to address any issues
  • Creating, designing and executing marketing campaigns while maintaining knowledge of competition and market conditions
  • Preparing and implementing the annual budget and maintaining accurate financial information, including payroll, daily deposits, and vacancy records
  • Hiring, training, conducting and completing performance evaluations, recommending salary increases, counseling, and disciplining and terminating employees in accordance with company policy
  • Scheduling and assigning staff and approving requested time off
  • Scheduling work orders and prioritizing maintenance issues
  • Negotiating vendor contracts
  • Supervising any outside contractors working on property
  • Staying current on all applicable building codes
  • Complying with all company accounting and operations directives, policies and procedures
  • Working around cleaning solvents, paint fumes and landscaping chemicals
  • Performing other duties as assigned

Requirements

  • High School Diploma or equivalent required
  • 2+ years college courses preferred
  • 2+ years' experience in a multi-family residential property management setting, preferring direct supervision of employees
  • Knowledge and experience working with Tax Credit, Section 8 and/or Public Housing
  • Valid driver's license, acceptable driving record, and vehicle
  • Must be able to pass background investigation and drug test screening
  • Ability to read, speak, and comprehend work instructions and safety notices in English
  • Availability to work evenings, weekends, holidays, on call, and overtime as needed
