About the position

The Property Manager I at Volunteers of America Colorado is responsible for overseeing the daily operations of the Centennial Towers property, ensuring effective management and maintenance of the facility. This role involves supervising staff, managing administrative duties, maintaining positive resident relationships, and ensuring compliance with housing regulations. The Property Manager plays a crucial role in enhancing the quality of life for residents while adhering to the organization's mission of serving vulnerable populations.

Responsibilities

  • Hires, trains, supervises, evaluates, and disciplines all staff.
  • Maintains office files for all business and financial records, properly credits accounts, and deposits all received monies.
  • Forecasts future expenditures to prepare and adhere to the budget.
  • Supervises the property office to ensure bookkeeping, marketing, and lease preparations comply with program requirements and policies.
  • Codes invoices to the appropriate general ledger line item.
  • Collaborates with Service Coordinators to enhance resident quality of life.
  • Markets the property in accordance with Fair Housing regulations and management agents' guidelines.
  • Inspects property to ensure proper maintenance of buildings and grounds, suggesting repairs as needed.
  • Submits reports as required by management agents, owners, or government mandates.
  • Responds to all resident requests and complaints.
  • Maintains consistent, regular attendance.
  • Performs other duties as assigned.

Requirements

  • High school diploma or equivalent and a minimum of two years property management experience.
  • Two years of apartment management experience.
  • Basic math aptitude.
  • Knowledge of computer operations including databases and spreadsheets.
  • Demonstrated ability to communicate effectively and maintain good relations with residents and employees.

Nice-to-haves

  • Professional certifications preferred (COS, ARM, CAM, RAM).
