About the position

The Property Manager II position at Sidney Wilson Catholic Community Services is a full-time role that offers a competitive salary ranging from $29.15 to $32.43 per hour, depending on experience. This advanced position requires demonstrated experience in managing affordable housing and achieving key performance indicators related to occupancy, annual re-certifications, accounts receivables, and property finances. The Property Manager will oversee multiple buildings, manage staff vacancies, and provide training across various properties while completing special projects as needed. The role demands a highly organized individual who can adapt to supporting diverse communities and apply a wide range of skills to ensure excellent customer service and collaboration with internal and external partners. In this position, the Property Manager will be responsible for the day-to-day operations of the properties, which includes managing resident relations, ensuring compliance with housing regulations, and overseeing maintenance and administrative functions. The role also involves conducting tenant recertifications, preparing leases, and ensuring that all documentation meets the requirements of various funding sources such as HUD and LIHTC. The Property Manager will work closely with the maintenance team to ensure that service requests are handled promptly and that the properties are well-maintained and welcoming for residents. Additionally, the Property Manager will play a crucial role in promoting a healthy work environment, providing leadership and support to staff, and ensuring compliance with company policies and procedures. The position requires the ability to manage crisis situations and work effectively with individuals facing challenges related to substance addiction or mental health issues. The Property Manager will also be involved in fiscal management, including budget creation and monitoring, rent collection, and vendor relations, ensuring that financial processes are handled efficiently and transparently.

Responsibilities

  • Manage the overall day-to-day operations of a multi-family residential community.
  • Supervise the Assistant Property Manager and maintenance staff.
  • Conduct tenant recertifications and ensure compliance with funder requirements.
  • Prepare new leases and landlord documents for applicants.
  • Respond promptly to resident complaints and concerns.
  • Ensure timely and accurate income certifications for tenants.
  • Monitor maintenance and construction projects to ensure quality and expediency.
  • Collect tenant rents, fees, and security deposits.
  • Prepare and make bank deposits in a timely manner.
  • Coordinate with supportive services for properties that have services.

Requirements

  • High school diploma or GED required.
  • Minimum of 1 year of on-site property management experience, including supervising others.
  • Proficient in Microsoft Word, Excel, and Outlook.
  • Knowledge of Washington's landlord-tenant law and federal fair housing law.
  • Ability to communicate effectively both verbally and in writing.
  • Experience with budgeting and financial management in property management.

Nice-to-haves

  • Bachelor's degree in social services, business management, or a related field.
  • Bilingual in Spanish and English.
  • Experience with Section 8, Tax Credit, or other affordable housing programs.
