About the position

The Property Manager In Training position at AIY Properties offers an exciting opportunity to learn and grow within the largest management company in Northeast Ohio. This role involves training at various apartment communities across the region, with the goal of eventually being assigned as a Property Manager responsible for overseeing day-to-day operations, enhancing property value, and implementing company policies and procedures.

Responsibilities

  • Demonstrate ability to understand financial goals and operate assets in owners' best interest according to Policies & Procedures Manual.
  • Maintain accurate records of all community transactions and submit them on a timely basis.
  • Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner.
  • Generate necessary legal action and documents in accordance with State and Company guidelines.
  • Read AR Reports and make collection calls on a monthly basis to residents with balances.
  • Ensure property is rented to fullest capacity and utilize marketing strategies to secure prospective residents.
  • Coach and work alongside the Leasing Agent on effective closing techniques.
  • Gather information about market competition and report to management.
  • Monitor and analyze traffic logs, conversion ratios, and marketing data to provide up-to-date information.
  • Represent the company professionally at all times.
  • Co-manage with the Maintenance Manager to assign and oversee maintenance work orders.
  • Assist in ensuring inventory, ordering supplies, and scheduling vendors as needed.
  • Oversee the turning of units and ensure timely and correct completion.
  • Walk the property and maintain curb appeal at all times.
  • Prepare and implement procedures within company guidelines for efficient workflow.
  • Confirm all leases and paperwork are completed accurately and timely.
  • Ensure current resident files are properly maintained and administrative paperwork is accurate and submitted on time.
  • Lead emergency response for community emergencies according to company guidelines.
  • Address resident concerns and requests promptly to ensure satisfaction.
  • Develop and implement resident retention programs and ensure distribution of community notices.
  • Consistently implement community policies.

Requirements

  • College degree preferred.
  • Minimum of 2 years on-site experience as a Leasing Consultant and/or Assistant Property Manager, or 3 years supervisory experience in a customer service-related business with appropriate certifications.
  • Ability to apply logical thinking to define problems and initiate appropriate actions.
  • Effectively convey ideas and goals to a diverse group of personalities.
  • Positive attitude and ability to maintain professionalism under all circumstances.
  • Competence in personal computer skills, including Microsoft Office Suite and community software applications.
  • Knowledge of OSHA laws and regulations.
  • Willingness to participate in training to comply with new or existing laws.
  • Ability to work evenings and weekends when needed.
  • Present oneself in a neat, clean, and professional manner at all times.
  • Comply with expectations as outlined in the Employee Handbook.
