The Property Manager will play a crucial role in maintaining the financial health of the property, ensuring high occupancy rates, and fostering positive relationships with residents and team members. This position requires a proactive and entrepreneurial mindset, as well as a dedication to upholding the company's standards and policies. In this role, the Property Manager will be responsible for overseeing the financial performance of the property, which includes managing rents, occupancy levels, and expenditures. The successful candidate will supervise resident retention and leasing programs to ensure maximum occupancy and will handle resident relations by addressing phone calls, requests, and concerns. Compliance with company policies and local regulations is essential, as is the ability to manage, train, and counsel onsite staff effectively. The Property Manager will also be tasked with analyzing monthly performance and budget projections, collaborating with the Regional Property Manager to develop annual asset business plans and budget forecasts. Attention to detail is critical, as the role involves assigning and proofing leasing paperwork and auditing lease files for consistency. The ideal candidate will possess a minimum of one year of onsite property management experience, including knowledge of leasing and bookkeeping. A high school diploma is required, while a bachelor's degree is preferred. Strong interpersonal communication skills are essential for motivating and leading a team, and proficiency in Microsoft Office, particularly Word and Excel, is necessary. Familiarity with property management and accounting software, especially Yardi, is a plus. The Property Manager must be able to review and report financial information accurately and have a solid understanding of marketing techniques and budgeting. The ability to multitask and meet deadlines in an organized manner is crucial, as is the flexibility to work weekends and tour the community with clients, which may involve walking the property and climbing stairs. A valid driver's license may also be required for this role.

Responsibilities

  • Manage the financial performance of the property by overseeing rents, occupancies, and expenditures.
  • Supervise resident retention, renewal, and leasing programs to maintain maximum occupancy.
  • Oversee resident relations, including taking resident phone calls, requests, and concerns.
  • Ensure compliance with Willow Bridge Property Company policy, as well as federal and local regulations.
  • Manage, train, and counsel onsite staff effectively.
  • Oversee daily leasing paperwork and proper completion of service requests.
  • Analyze monthly performance and budget projections, discussing strategies with the Regional Property Manager.
  • Complete annual asset business plans and budget forecasts.
  • Assign and proof all leasing paperwork.
  • Audit and adhere to lease file policy with consistency.
  • Perform additional duties as assigned.

Requirements

  • A minimum of 1 year experience in onsite property management, including leasing and bookkeeping knowledge.
  • High school diploma or equivalent is required.
  • Bachelor's degree is preferred.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Proficiency in Microsoft Office (Word, Excel).
  • Exposure to property management software and accounting software.
  • Experience with Yardi is a plus.
  • Ability to review, understand, and report financial information.
  • A comprehensive understanding of marketing techniques and budgeting.
