About the position

The Property Manager/Leasing Agent is responsible for achieving and maintaining 100% occupancy of residential properties while ensuring timely collection of rents. This full-time position involves various tasks related to property management, including showing properties, processing applications, managing advertisements, and providing customer service. The role requires working under the supervision of the Senior Accounting Manager and does not involve supervising others.

Responsibilities

  • Assure signage is posted at rental properties
  • Process background/credit checks and review lease applications
  • Show properties to potential leases
  • Manage property advertisements, including print, online, fliers, mailers, billboards, etc.
  • Manage rental website for available properties
  • Execute leases and lease renewals with tenants
  • Track rental property vacancies and fill as quickly as possible
  • Properly assess late fees
  • Post late notices, file evictions, and attend court as necessary
  • Take calls for maintenance and schedule repairs to be completed
  • Follow up on repairs and approve appropriate invoices
  • Send renewal notices 2 months before renewal and follow up to ensure signature was achieved or status changed to month to month
  • Recommend business processes improvement ideas/solutions to supervisor
  • Provide customer service in a respectful manner to both internal and external customers
  • Perform general clerical duties
  • All other duties as assigned

Requirements

  • 2+ years' experience in property management, leasing or similar role
  • Associates degree or higher education (any discipline will be considered)
  • Must have a valid driver's license
  • Must have reliable transportation
  • Takes initiative and pursues work with energy, and a drive for completion
  • Knowledge of basic building design and construction systems
  • Ability to read construction documents and specification manuals
  • Ability to interpret and apply state law, local policy and administrative procedures
  • Ability to compile and analyze data
  • Ability to manage personnel
  • Strong organizational and communication skills
  • Willingness to be a member of a dedicated team
  • Strong customer service skills
  • Demonstrate knowledge and proficiency in working with computers and other types of technology
