About the position

We are seeking a motivated and detail-oriented Property Manager/Leasing Agent to oversee the day-to-day operations of a portfolio of approximately 150 rental units. The ideal candidate will manage the leasing process from start to finish, ensuring a positive experience for prospective tenants while adhering to all regulations and company policies. This role requires strong communication skills, a customer-focused attitude, and a thorough understanding of property management practices.

Responsibilities

  • Promote available units through upselling techniques and marketing strategies to maximize occupancy rates.
  • Conduct property tours for prospective tenants, showcasing available units and highlighting key features.
  • Manage the leasing process, including tenant screening and background checks.
  • Prepare, negotiate, execute and enforce lease agreements.
  • Collect security deposits and initial rent payments and ensure timely payments.
  • Implement effective customer relationship management strategies to enhance tenant satisfaction and retention.
  • Handle inquiries via phone and email with excellent phone etiquette, providing timely responses to potential tenants.
  • Assist current tenants with questions or concerns regarding their leases or property issues, utilizing conflict management skills as needed.
  • Conduct regular property inspections.
  • Coordinate property maintenance and repairs and supervise field maintenance superintendent.
  • Collaborate with maintenance staff to address tenant requests efficiently and maintain property standards.
  • Prepare and manage budgets for property operations.
  • Maintain records of income, expenses and leases.
  • Maintain up-to-date knowledge of Fair Housing regulations and ensure compliance in all leasing activities.
  • Ensure properties comply with local, state and federal regulations.
  • Handle eviction procedures when necessary.
  • Report to property owners on the status of properties.

Requirements

  • Previous experience in property management, property leasing and/or real estate.
  • Customer service skills.
  • Strong problem-solving skills and the ability to handle difficult situations.
  • Strong conflict management abilities to resolve tenant issues amicably.
  • Strong phone etiquette to communicate effectively with clients and tenants.
  • Excellent customer relationship management skills to foster positive interactions.
  • Previous staff management experience.
  • Strong organizational and time management abilities.
  • Ability to upsell properties effectively while addressing tenant needs.
  • Familiarity with the local real estate market and trends.
  • Knowledge of fair housing laws and regulations.
  • Proficiency in property management software and applications.
  • Familiarity with Section 8 housing programs is a plus.

Nice-to-haves

  • Certification such as National Apartment Leasing Professional (NALP), Certified Apartment Manager (CAM), or Certified Property Manager (CPM).
  • Experience with maintenance and coordinating repairs with contractors.
  • Ability to perform basic accounting duties.
  • Experience with property management software Rentec.
