About the position

The Property Manager is responsible for overseeing all operational and financial aspects of a property, ensuring it meets company goals in leasing, collections, resident relations, and maintenance. This role supports an employee-first culture and exemplifies core values such as relationships, development, quality, and responsibility.

Responsibilities

  • Oversee the site's leasing activity to maximize property occupancy.
  • Supervise the move-in and move-out process, including creating turnover schedules and performing unit inspections.
  • Regularly perform physical reviews of the property's assets and monitor preventative maintenance programs.
  • Develop and maintain positive relationships with residents, vendors, contractors, and the site team.
  • Lead and motivate the team to provide service consistent with core values.
  • Directly supervise property employees, including coaching, development, and training.
  • Ensure compliance with safety program requirements and promote workplace safety.
  • Manage the rent collection process and follow up on delinquent accounts.
  • Perform regular market research to make recommendations on marketing and pricing strategies.
  • Prepare and submit accurate reports to the Regional Manager on a timely basis.

Requirements

  • High school diploma or GED required; degree in Property Management preferred.
  • Minimum of 3-5 years of management experience, with property management experience preferred.
  • Minimum of 1-2 years as a Property Manager or in a supervisory role preferred.
  • Experience in Microsoft Office, including Word, Excel, and Outlook.
  • Experience with Yardi Software highly preferred.
  • CRM designation preferred.
  • Real Estate Licenses must not be active while working in this role.
  • Fluent in English with strong oral and written communication skills.
  • Ability to use tact and diplomacy when dealing with staff, residents, and the public.
  • Strong decision-making, problem-solving, and time management skills.
  • Ability to handle multiple projects or tasks simultaneously with self-direction.
  • Ability to manage, coach, and lead teams.
  • Comprehension of federal fair housing laws and applicable local housing provisions.

Nice-to-haves

  • Experience in property management software other than Yardi.
  • Additional certifications in property management or real estate.
