About the position

We are seeking a Property Manager to lead the lease-up and ongoing management of Aeon's new construction, 55+ independent senior living community, Goldenrod Glen in Big Lake, MN. Goldenrod Glen is currently under construction and is set to open December of 2024 with 74 Tax Credit apartment homes. The Property Manager reports directly to the Portfolio Manager.

Responsibilities

  • Leasing & Marketing: Heavy leasing and marketing function at the start of this position, and ongoing Leasing & Marketing following the lease-up period.
  • Obtain occupancy goals as set by the budget/organization by marketing.
  • Plan and host community events and open houses.
  • Process applications and retain residents.
  • Conduct affirmative marketing.
  • Affordable Housing Compliance: Meet directly with Aeon households and complete housing eligibility certifications, ensuring accuracy of all certification files.
  • Prepare for and successfully execute property inspections with monitoring agencies.
  • Lead, motivate, and direct staff: Ensure effectiveness of staff through ongoing training, mentoring, and performance management.
  • Perform annual reviews for each staff member and use delegation skills to manage time effectively.
  • Customer Service: Ensure that Aeon's residents are served in a positive, welcoming environment.
  • Work with other Aeon staff and outside parties to help Aeon residents engage within their community.
  • Lead and guide customer service strategies in a culturally responsive manner.
  • Financial Management: Support the development of annual operating budgets for assigned properties.
  • Create monthly financial variance reports and support annual capital expenditure projections.
  • Effectively monitor and collect on property receivables and control expenses.
  • Physical Asset Maintenance and Supervision of Contractors: Guide the maintenance team and monitor timely completion of work orders.
  • Monitor vendor invoices and performance.
  • Administrative Management: Ensure quality employee selection, training, and compliance with policies and procedures.
  • Maintain property files and records according to regulatory requirements.

Requirements

  • Significant multi-family affordable lease-up experience is strongly preferred.
  • Demonstrated success with affordable housing compliance paperwork: Tax Credit and/or Project Based Section 8 experience is required.
  • Ability to engage in culturally responsive interpersonal communication.
  • Excellent communication skills and ability to maintain positive resident relations.
  • Proven track record of preparing, understanding, and managing budgets.
  • Experience working with individuals impacted by mental health, substance use, poverty, and trauma is preferred.
  • Resourceful, problem-solving, relationship-building skills.
  • Solid work ethic with good judgment and ability to prioritize tasks.
  • Commitment to learning and participating in diversity, equity, and inclusion efforts.
  • Valid Drivers' License, reliable vehicle, and vehicle insurance are required.
