About the position

As a Property Manager at NOVEL Ballantyne, you will play a crucial role in overseeing the daily operations of the property, ensuring that it is managed efficiently and effectively. Your primary responsibility will be to generate revenue for the community while maintaining strong resident relations. This includes ensuring that the property is rented to its fullest capacity and that the community appearance is well-maintained. Regular inspections and tours of the community will be required to ensure that repairs are noted and completed in a timely manner. You will need to demonstrate a strong knowledge of building infrastructure and provide best-in-class customer service to residents and prospects alike. In addition to managing resident relations, you will be responsible for implementing marketing strategies to attract new residents, which may include competitive rental rates and promotions. You will oversee the leasing staff to ensure that their techniques are effective in closing deals and that all deposits, rental payments, and late charges are collected promptly. Addressing resident complaints and concerns in a timely manner will be essential to maintaining high levels of resident satisfaction. You will also be tasked with developing and implementing resident retention programs, such as community events and newsletters, to foster a sense of community among residents. Financial management is another key aspect of this role. You will prepare annual budgets and income projections, maintain accurate records of all community transactions, and ensure that all administrative paperwork is completed accurately and submitted on time. You will also monitor and analyze various metrics, such as traffic logs and conversion ratios, to provide up-to-date information when requested. As a Property Manager, you will have supervisory responsibilities, directly overseeing the leasing and maintenance staff. This includes hiring, training, and evaluating employees, as well as ensuring compliance with company policies and industry regulations. You will promote a positive work environment through effective leadership and support, addressing any performance issues as they arise. Overall, your role will be pivotal in ensuring the smooth operation of the property and the satisfaction of its residents.

Responsibilities

  • Plan for and utilize community resources economically, obtaining bids from vendors.
  • Ensure all administrative paperwork is accurate and submitted timely.

  • Direct and monitor maintenance and construction activities for quality and expediency.
  • Ensure proper response to community emergencies within company guidelines.
  • Process A/P invoices and handle petty cash.
  • Hire, orient, and train new personnel effectively.
  • Complete weekly/daily office staff schedules and assignments.
  • Monitor progress of work assignments and deal with performance problems.
  • Promote harmony and quality job performance among staff.

Requirements

  • Bachelor's degree from a four-year college or university.
  • 3 to 4 years of related experience and/or training.
  • Knowledge of accounting software (RealPage/OneSite) and contact management systems.
  • Familiarity with human resource systems, internet software, payroll systems, project management software, spreadsheet software, and word processing software.
