About the position

The Property Manager will oversee an affordable housing property, managing and directing operations in accordance with policies set by the Owner, Governing Agency, Management Agent, and Fair Housing Laws. This role requires strong leadership and customer service skills to maintain a superior apartment community while ensuring compliance with agency regulations.

Responsibilities

  • Oversee the operations of the housing community in accordance with policies and procedures.
  • Manage rental applications and ensure eligibility according to agency requirements.
  • Conduct entry interviews with new tenants and complete lease agreements.
  • Provide residents with interim and annual re-certification paperwork and conduct interviews.
  • Collect rent in a timely manner and issue receipts, serving late rent notices as necessary.
  • Perform physical inspections of the property and complete semi-annual unit inspections.
  • Supervise maintenance and other personnel, including performance evaluations.
  • Handle the purchasing process for the community and manage petty cash.
  • Assist with file audits and physical inspections by Government Agencies or Management Company.
  • Report emergency conditions to supervisory staff and handle emergencies as per procedures.

Requirements

  • 3 years of proven experience in property management, with 2 years as a property manager for properties with 20-39 units.
  • 5 years of proven experience in property management, with 3 years as a property manager for properties with 40+ units.
  • Familiarity with HACLA procedures and affordable housing programs.
  • Strong customer service, leadership, communication, and organizational skills.
  • Ability to manage and maintain a superior apartment community.

Nice-to-haves

  • Experience with Yardi software.
  • Ability to maintain a positive attitude and good sense of humor.
