In this part-time position, the Property Manager will play a crucial role in ensuring the success and smooth operation of our medical office buildings. By effectively managing daily operations, fostering strong tenant relationships, overseeing construction projects, and administering leases and contracts, you will directly contribute to the satisfaction of our tenants and the overall financial health of our properties. Your expertise in financial management and analysis will help optimize property performance, while your collaboration with the management team, property owners, and tenants will drive continuous improvement and excellence in property operations. The Property Manager will support the planning, budgeting, and control of operating and capital expenditures. This includes preparing or assisting in the preparation of annual budgets, quarterly reforecasts, and monthly financial statements. Active participation in the accounts payable and accounts receivable processes is essential. Communication with tenants through various channels will be necessary to address their requests in a timely manner, maintain positive relationships, and drive tenant satisfaction. Regular building inspections will be conducted as assigned, and the Property Manager will prepare bid specifications, request proposals, and evaluate bids for work being conducted at the property by external contractors. Additionally, the Property Manager will coordinate contractor activities and oversee all construction projects as required. Supervising tenant move-ins and move-outs, participating in vendor management processes, and maintaining service agreements are also key responsibilities. The role involves assisting with the leasing process and lease change requests as needed, participating with the General Manager and/or Leasing Manager on periodic market tours, and ensuring that life safety programs are in place and meet all company guidelines and legal requirements for tenants and employees of properties. The Property Manager will also maintain the property tenant handbooks and emergency procedures, reviewing them with each new tenant, and will undertake other duties and special projects as assigned.
