The Property Manager will be responsible for overseeing the rental housing application process for Family & Community Services, Inc (FCS) owned properties as well as private landlords for clients through agency programs. This role requires coordination of the turnover of FCS owned rental units, ongoing maintenance, and the collection of rent for all rental properties. The Property Manager will also manage day-to-day activities involving tenants renting agency units, ensuring compliance with agency policies and procedures, as well as federal and state regulations. In this position, the Property Manager will provide coordination of rental applications for clients from FCS programs, monitor and maintain records of monthly rent payments, and address any arrears according to agency policy. The role includes collecting security deposits from clients housed through FCS rental units and working with the local housing authority to update client information related to maintaining rental subsidies. The Property Manager will also notify and coordinate with the PMHA Maintenance department regarding any maintenance or repair issues with agency-owned rental units and assist with unit turnovers when clients vacate. Additionally, the Property Manager will issue and monitor lease violations, prepare necessary documentation to notify tenants of violations, and coordinate with attorneys to handle evictions for tenants in FCS rental units and private landlords. The role requires attending court as necessary with the attorney and coordinating security deposit refunds to clients or back to private funders, less any outstanding expenses. The Property Manager will also work with the local health department to complete annual housing inspections and conduct annual unit inspections as required. This position demands strong organizational skills and the ability to handle multiple projects simultaneously, ensuring compliance with all relevant regulations and requirements.
