About the position

The Property Manager is responsible for the day-to-day operation of the apartment community and building(s). This role involves providing quality service to residents, ensuring the efficient operation of the property, and completing required administrative tasks. The Property Manager will report directly to the Regional Property Manager. A significant benefit of this position is the inclusion of a rent-free two-bedroom, one-bath unit with utilities covered, which adds substantial value to the overall compensation package. Key responsibilities include coding invoices accurately and in a timely manner for approval, maintaining resident records in compliance with affordable housing and state regulations, and ensuring that property management software reflects current operational circumstances. The Property Manager will also be responsible for the collection of rent and other income, ensuring timely deposits and accurate record-keeping. Additionally, the role involves preparing and delivering notices to residents regarding lease violations, terminations, inspections, and work orders. The Property Manager will manage the leasing process from the initial application to move-in, enforce fair housing and landlord-tenant laws, and effectively market the property to meet occupancy goals while building a positive community image. The position requires collaboration with the site team and residents to foster a healthy community, monitor property goals, and maintain a waiting list in accordance with federal regulations. The Property Manager will also ensure that maintenance staff complete unit turns timely and maintain excellent curb appeal, while accurately coding daily time in the timecard reporting system. Other related duties may be assigned as necessary.

Responsibilities

  • Code invoices in a timely and accurate manner for approval.
  • Maintain resident records to comply with appropriate affordable housing and state regulations.
  • Maintain property management software to accurately reflect current operational circumstances.
  • Collect rent and other income, properly depositing and recording receipts in a timely manner.
  • Prepare and deliver notices to residents regarding lease violations, terminations, inspections, and work orders.
  • Coordinate move-in dates with maintenance rent-ready dates.
  • Manage the leasing process from initial application to move-in.
  • Enforce all fair housing and landlord-tenant laws and regulations.
  • Market the property effectively to ensure occupancy goals are met and build a positive community image.
  • Ensure that the property meets financial performance goals.
  • Manage customer service requests and ensure timely and satisfactory completion.
  • Collaborate with site team and residents to create and strengthen a healthy community.
  • Maintain waiting list in accordance with federal regulations.
  • Ensure an appropriate number of applicants remain pre-qualified for timely move-in.
  • Enforce agency regulations, lease terms, and house rules.
  • Ensure maintenance staff complete unit turns timely and maintain excellent curb appeal.
  • Accurately code daily time in the timecard reporting system.
  • Perform other related duties as assigned.

Requirements

  • High school diploma or equivalent required.
  • 1-2 years of hospitality, office management, or administrative experience.
  • Training in property or real estate management preferred.
  • Lease-Up and/or LIHTC experience required.
  • Ability to effectively manage and solve problems.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Ability to use a computer for property management software, word processing, spreadsheets, e-mail, and web browsing.
  • Excellent verbal and written communication skills to communicate effectively with diverse backgrounds.
  • Ability to monitor budgets and manage complex regulatory requirements.
  • Proficient with property management, Microsoft Office Suite, and other related software.
