About the position

The Property Manager serves as the on-site representative for the owner, overseeing all aspects of tenant relations, building operations, maintenance, and property improvements. This role is crucial for maximizing income through effective leasing and tenant retention, ensuring compliance with lease terms, and managing property staff and operations efficiently.

Responsibilities

  • Represent the ownership of the building and understand clients' objectives.
  • Maximize income through aggressive leasing of vacant units and tenant retention.
  • Qualify prospective tenants through background and credit checks.
  • Maintain knowledge of lease terms and enforce applicable provisions.
  • Coordinate billing for additional tenant services.
  • Manage the preparation of new tenant leases.
  • Conduct semi-annual market surveys of competing properties.
  • Coordinate tenant relations and maintain open communication with tenants.
  • Inspect building areas regularly to ensure compliance with codes and regulations.
  • Oversee property improvements and unit turnovers.
  • Review and manage progress of turnover crew to minimize downtime.
  • Maintain vacant space in a secured and marketable condition.
  • Maintain emergency procedures and contact information for tenants.
  • Complete annual Income & Expense reports per local jurisdiction.
  • Develop operational and capital budgets and manage monthly expenses.
  • Issue monthly operating reports to management with variance explanations.
  • Coordinate all service contracts and ensure compliance with terms.
  • Supervise building staff and conduct routine staff meetings.
  • Be on call 24/7 for emergencies requiring management representation.

Requirements

  • Bachelor's degree (B.A.) from a four-year college or university or three years of related experience in property management.
  • RPA or CPM designation required or in progress.
  • Property Manager License required in DC.
  • Proficiency in Microsoft Excel, PowerPoint, and Yardi Accounting software.
  • Strong communication skills to interact with tenants and management.
  • Ability to analyze and interpret business documents and regulations.
  • Mathematical skills to apply concepts such as fractions, percentages, and ratios.

Nice-to-haves

  • Experience managing properties of no less than 200,000 square feet or 99 unit residential buildings.
  • Knowledge of payroll systems and electronic mail software.
