About the position

The Property Manager at Slate Hallandale Beach Rivergate KW Management LLC is responsible for overseeing the daily operations of the property, ensuring high levels of resident satisfaction, and maximizing revenue generation. This role involves managing resident relations, maintaining property appearance, and ensuring timely repairs. The Property Manager will also implement marketing strategies, handle financial management, and supervise staff to ensure compliance with company policies and effective service delivery.

Responsibilities

  • Generate revenue for the community and handle resident relations.
  • Ensure property is rented to fullest capacity.
  • Maintain community appearance and ensure repairs are noted and completed on a timely basis.
  • Conduct regular community inspections and tours.
  • Demonstrate best-in-class customer service skills.
  • Utilize marketing strategies to secure traffic and competitive rental rates.
  • Confirm that leasing staff techniques are effective in obtaining closure.
  • Ensure timely collection of deposits, rental payments, and late charges.
  • Address resident complaints, concerns, and requests promptly.
  • Develop and implement resident retention programs.
  • Enforce community and company policies consistently.
  • Greet prospects and qualify them by covering all criteria.
  • Tour community and highlight amenities to close sales.
  • Process applications for approvals and type leases.
  • Follow up with applicants regarding their status and secure new resident signatures.
  • Orient new residents to the community and review rules and amenities.
  • Monitor apartments up for renewal and send notices.
  • Prepare annual budgets and income projections accurately.
  • Maintain accurate records of all community transactions.
  • Collect and post rent and maintain property accounting records.
  • Plan and utilize community resources economically.
  • Ensure all administrative paperwork is accurate and submitted timely.
  • Monitor and analyze traffic logs and marketing data.
  • Ensure distribution of company or community-issued notices.
  • Direct and monitor maintenance and construction activities.
  • Ensure proper response to community emergencies.
  • Process A/P invoices and handle petty cash.
  • Hire, orient, and train new personnel effectively.
  • Complete staff schedules and assignments.
  • Monitor progress of work assignments and address performance problems.
  • Promote harmony and quality job performance among staff.

Requirements

  • Bachelor's degree in a related field (B.A.) from a four-year college or university.
  • 3 to 4 years of related experience and/or training in property management.
  • Experience with OneSite/Realpage and Yardi accounting software preferred.
  • Strong computer skills including knowledge of accounting software, project management software, and word processing software.

Nice-to-haves

  • Experience in project management software.
  • Knowledge of human resource systems and payroll systems.
