About the position

Mills Properties is seeking an experienced property manager who embodies a people-centric mindset to lead our property operations. The successful candidate will be responsible for nurturing, attracting, developing, and retaining a high-performing team through effective training, mentorship, and accountability. This role is pivotal in ensuring that our associates excel and leave work every day with a sense of pride and accomplishment. The property manager will develop and coach their team to achieve established goals while building lasting relationships with residents to anticipate their needs and exceed their expectations, thereby creating exceptional experiences. In this role, you will direct and oversee all aspects of the property's operations, including processes, supervision, and coaching of associates. You will exhibit “servant-first” leadership by prioritizing the needs of your team, providing training and feedback to enhance individual and overall performance, and ensuring that all necessary resources are available to meet key performance indicators (KPIs), improve service quality, and exceed resident expectations. Regular performance reviews will be conducted to communicate expectations and hold associates accountable through training, mentoring, performance improvement plans, and corrective action when necessary. Financial acumen is crucial as you will manage a multi-million-dollar budget, ensuring the preservation and profitability of the property. You will partner with the marketing team to implement creative marketing and social media strategies to increase qualified property traffic and improve closing ratios. Additionally, you will produce daily and weekly reports, send resident communications, and coordinate resident functions. Participation in property inspections with lenders, investors, and senior leadership will be required, along with resolving any issues that arise. Supporting the maintenance team is also a key responsibility, which includes inspecting grounds for curb appeal, property safety, and cleanliness. You will maintain positive communications with residents, providing excellent service through timely responses to their needs and concerns. A thorough knowledge of the property, other Mills properties, and the local market and competitors is essential. Collaboration with the Construction/CapEx team regarding new development and property rehabilitation will also be part of your duties. Adherence to Mills policies and procedures, as well as laws pertaining to Fair Housing and the Americans with Disabilities Act, is expected. Responsibilities

  • Review staff performance regularly, communicate expectations, and hold associates accountable through training and mentoring.
  • Maintain profitable operations by meeting KPIs and managing the property's budgets.
  • Partner with the marketing team to utilize creative marketing and social media strategies to increase property traffic.
  • Produce daily and weekly reports, send resident communications, and coordinate resident functions.
  • Participate in property inspections with lenders, investors, and senior leadership; resolve issues as needed.
  • Support the maintenance team by inspecting grounds for curb appeal and property safety.
  • Maintain positive communications with residents and provide excellent service through timely responses to their needs.
  • Collaborate with the Construction/CapEx team regarding new development and/or property rehab.

Requirements

  • High school diploma or GED; college degree preferred.
  • Five years' experience in the multi-family property management or similar field with at least 2 years' leasing.
  • Minimum of two years' leadership experience.
  • CAM or RAM certification preferred but not required.
  • Track record for budget management including P&L and financial forecasting.
  • Demonstrated leadership and coaching skills with ability to mentor and develop others.
  • Compelling communicator with strong negotiating, interpersonal, written and verbal communication skills.
  • Proven ability to maintain composure against obstacles; solving problems with keen insight.
  • Valid driver's license.
  • Adept at building relationships and working in a team environment.
