About the position

As a Property Manager at Fairway Management, you will play a crucial role in overseeing the daily operations of an apartment community. This position requires a proactive approach to managing various aspects of property management, including marketing, leasing, budgeting, and resident relations. You will be responsible for ensuring that the property is well-maintained, compliant with regulations, and that residents receive exceptional service. Your role will involve collaborating with a team of accountants, compliance officers, and field staff to maximize occupancy levels and maintain affordable rents while providing a high standard of living for residents. In this position, you will be tasked with collecting, recording, and depositing incoming rents within 24 hours of collection, as well as notifying residents of any delinquent payments. You will also need to be available for after-hours maintenance emergencies and other business needs, ensuring that the property operates smoothly at all times. Marketing vacant apartments effectively is essential, and you will be expected to create and implement strategies to attract potential tenants, including placing ads, hanging flyers, and participating in community events. Additionally, you will process applications for move-ins and transfers, ensuring compliance with regulations, and provide outstanding customer service to residents by resolving complaints and issues promptly. Your responsibilities will also include supervising maintenance and housekeeping staff, inspecting the work of outside vendors, and maintaining a balanced petty cash fund. Participation in regional and home office training and conferences will be required to stay updated on best practices and compliance regulations.

Responsibilities

  • Collect, record, and deposit incoming rents within 24 hours of collection.
  • Notify residents of delinquent rent.
  • Be available for after-hours maintenance emergencies and other business needs.
  • Ensure that vacant apartments are ready to lease quickly and market those units diligently until occupied.
  • Market the property in the community by placing appropriate ads, hanging flyers, attending community events, and participating in Chamber of Commerce events.
  • Process applications for move-in/transfer and forward to Compliance for approval.
  • Provide outstanding customer service to the residents and resolve complaints or issues in a timely manner.
  • Inspect and/or supervise the work of outside vendors.
  • Maintain and balance petty cash monthly.
  • Supervise daily activities of maintenance and housekeeping staff, ensuring excellent curb appeal and property maintenance of the property.
  • Travel to, and participate in, both regional and home office training and/or conferences as required.

Requirements

  • Experience in property management or a related field.
  • Strong customer service skills and the ability to resolve resident complaints effectively.
  • Knowledge of compliance regulations related to affordable housing.
  • Ability to create and manage a property budget.
  • Excellent marketing skills to attract potential tenants.
