About the position

The Property Manager at PK Management, LLC is responsible for overseeing all operational and financial aspects of a property with under 300 units, ensuring compliance with company goals and applicable laws. This role requires a self-motivated individual who can manage personnel, leasing, collections, and resident services while enhancing revenue and maintaining property standards. The position operates within a professional and friendly work environment, offering great benefits including health insurance and a two-bedroom apartment.

Responsibilities

  • Supervise leasing and maintenance staff, delegating work and maintaining deadlines.
  • Maintain property occupancy by effectively retaining residents and marketing to attract new residents.
  • Approve lease applicants and administer HUD recertifications as applicable.
  • Evaluate current market conditions and competition to increase revenue.
  • Provide customer service to residents, resolving issues and ensuring maintenance requests are completed.
  • Coordinate resident activities and correspondence, such as monthly newsletters.
  • Contact and negotiate with vendors, obtaining bids and managing capital improvement projects.
  • Ensure timely completion of property reporting, including financial and marketing reports.
  • Operate within budget and purchasing guidelines, maintaining controllable expenses.
  • Conduct property inspections to maintain curb appeal and inspect vacant units.
  • Perform Human Resources functions including recruiting, interviewing, and performance reviews.
  • Attend court proceedings as necessary and coordinate staff meetings.
  • Assist other properties as needed and complete internal training for market-rate and affordable housing.

Requirements

  • High School Diploma or GED required; some college beneficial.
  • 1-3 years of property management experience required.
  • Real estate license required; CAM, ARM, NCHM or Quadel COS certifications beneficial.
  • Valid driver's license required.
  • Proficiency in Microsoft Excel and Outlook.
