About the position

The Property Manager will oversee the management of a self-storage facility, ensuring operational excellence, tenant satisfaction, and financial management. This role involves maintaining the property, managing tenant relations, and supervising staff while implementing marketing strategies to attract new tenants. The position may be onsite, with compensation including rent/utilities or a higher hourly wage if onsite living is not required.

Responsibilities

  • Maintain the cleanliness and appearance of the property, including regular inspections and landscaping upkeep.
  • Oversee the maintenance and repair of the facility, coordinating with contractors and vendors as necessary.
  • Ensure compliance with safety and security protocols, regularly testing alarm systems and access controls.
  • Provide exceptional customer service, responding promptly to tenant inquiries and concerns.
  • Manage the leasing process, including showing units and processing rental applications.
  • Collect and process rent payments, ensuring accurate financial records.
  • Prepare and manage the facility's budget, tracking income and expenses.
  • Supervise and train on-site staff, conducting performance reviews and providing feedback.
  • Implement marketing strategies to attract new tenants and maintain occupancy rates.
  • Develop and enforce operational policies and procedures, conducting regular audits of the property.
  • Address issues or emergencies that arise, ensuring swift resolutions.

Requirements

  • Proven experience as a Property Manager or in a similar managerial role, preferably in self-storage or real estate.
  • Strong leadership and interpersonal skills to manage a team and build tenant relationships.
  • Excellent organizational and multitasking abilities in a fast-paced environment.
  • Proficiency in property management software and Microsoft Office Suite.
  • Strong financial acumen with experience in budgeting and financial reporting.
  • High level of integrity and professionalism in customer service.
  • Knowledge of local laws and regulations related to property management is a plus.
  • Spanish proficiency is a plus.
