About the position

As a Property Manager at Avenue5 Residential, you will play a crucial role in overseeing the overall operations of Somerset Terrace, ensuring that the property runs efficiently and effectively. Your primary responsibilities will include managing day-to-day operations, maintaining high levels of resident satisfaction, and ensuring compliance with lease agreements and property management standards. You will be the key point of contact for residents, addressing their concerns and fostering a positive living environment. This position requires a proactive approach to property management, including overseeing maintenance, managing supplier contracts, and conducting monthly reporting to ensure the property meets its financial and operational goals. In addition to operational responsibilities, you will be tasked with recruiting and interviewing new associates, providing corrective feedback, and fostering a collaborative team environment. Your leadership will be essential in creating a culture where associates feel motivated to perform at their best. You will also be responsible for executing strategic marketing plans to attract and retain residents, ensuring that the property remains competitive in the market. You will need to maintain a thorough understanding of the property management agreement and operational guidelines, responding to resident complaints and serving as a liaison between residents and the corporate office. Your role will also involve organizing and implementing emergency evacuation plans and managing safety records and risk management initiatives. Continuous professional development is encouraged, and you will be expected to stay updated on industry trends and best practices through workshops and networking.

Responsibilities

  • Manage the day-to-day operations of the property including resident satisfaction and retention.
  • Oversee full resident lifecycle activities such as lease administration, rent collection, and delinquency management.
  • Ensure property P&L is maintained and property marketing is executed according to company standards.
  • Meet client expectations and provide an excellent customer service experience.
  • Recruit, interview, and provide corrective feedback to associates.
  • Lead and communicate a shared vision with associates, providing coaching and development.
  • Execute the strategic marketing plan to attract and retain residents.
  • Respond to resident complaints and issues, serving as a liaison to residents and the corporate office.
  • Maintain professional and technical knowledge by attending educational workshops and reviewing professional publications.
  • Organize and implement site natural disaster and emergency evacuation plans.
  • Manage property and associate safety records, property loss claims, and risk management initiatives.

Requirements

  • High school diploma is required; Bachelor's degree is preferred.
  • Two to three years of experience in property management is required.
  • One to two years of direct management experience is required.
  • Knowledge of resident rental lifecycle activities is required.
  • Real estate license is preferred or may be required in some locations.
  • Knowledge of Salesforce.com is preferred.
  • Prior experience in Yardi Voyager or another equivalent system is preferred.
  • Very strong organizational and time-management skills are essential.
  • Strong interpersonal skills to effectively communicate with all levels of management.
  • Intermediate level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel is required.
  • Sensitivity to confidential matters is required.
  • Ability to work independently and prioritize effectively in a fast-paced environment is necessary.
  • Ability to relay technical concerns with adequate detail, quickly and accurately is important.
  • Capability to read, write, comprehend, and converse in English is required.
  • Ability to use general office equipment such as telephone, fax machine, printer, copier, and key track system is necessary.
  • Excellent customer service and interpersonal skills with the ability to relate to others are essential.
  • Ability to cope with and defuse situations involving angry or difficult people is required.
  • Must maintain a valid driver's license, clean driving record, and current auto insurance.
