About the position

The Property Manager will oversee all property management functions for the South Carolina office portfolio, ensuring effective operations, vendor management, and tenant relations. This role involves coordinating construction projects, managing service contracts, conducting inspections, and maintaining financial oversight, all while fostering a positive environment for tenants and stakeholders.

Responsibilities

  • Oversee all property management functions for the South Carolina office portfolio.
  • Coordinate tenant finish construction and oversee contract services.
  • Assist the Regional Property Manager in supervising service vendors, including janitorial services and elevator systems.
  • Conduct routine evaluations of elevator and escalator systems and follow up on maintenance tasks.
  • Monitor service contracts to ensure compliance and accuracy.
  • Conduct daily inspections of common areas to maintain cleanliness and safety standards.
  • Assist in project management and documentation for construction activities.
  • Manage paper files and assist in database management for property information.
  • Assist in the preparation of building operating expense budgets and financial analysis.
  • Proactively inspect tenant areas and assist with lease reviews and tenant relations.

Requirements

  • Bachelor's Degree in real estate management, business, construction, or a related field.
  • 1-5 years of professional experience in commercial real estate management or equivalent education and experience.
  • Proficiency in Microsoft Office Suite and accounting software.
  • Strong understanding of financial practices in real estate, including budgeting and variance reporting.
  • Excellent verbal and written communication skills.
  • Ability to manage multiple projects and duties effectively.

Nice-to-haves

  • RPA or CPM designation; LEED Accredited Professional (AP) or Green Associate (GA); North Carolina Real Estate Broker's license.
  • Membership in BOMA or IREM is encouraged.
