About the position

The Property Manager at Riverview Gardens in Denton, Maryland, plays a crucial role in overseeing the daily operations of the property. In addition to daily operations, the Property Manager is responsible for marketing the property in compliance with Fair Housing Regulations and the management agent's guidelines. This includes submitting necessary reports as mandated by federal, state, or local government authorities. The Property Manager must also maintain accurate office files for all business and financial records, ensuring that all bookkeeping tasks are performed correctly, including crediting accounts and depositing all received funds. The position requires daily inspections of the property to ensure that both the building and grounds are properly maintained. The Property Manager will take or suggest necessary actions for repairs and improvements. Furthermore, this role involves hiring, training, supervising, evaluating, and, if necessary, disciplining staff to ensure a high standard of service and operational efficiency. The Property Manager must also be responsive to all resident requests and complaints, fostering a supportive and communicative environment.

Responsibilities

  • Supervise the property office, ensuring that all bookkeeping, marketing, and lease preparations are performed as required.
  • Market the property in accordance with Fair Housing Regulations and the management agent's guidelines.
  • Submit reports as required by the management agent or mandated by the federal, state or local government.
  • Maintain office files for all business and financial records, as well as properly crediting the accounts and properly depositing all monies received.
  • Inspect property daily to ensure building and grounds are properly maintained and take or suggest any actions needed for repair.
  • Hire, train, supervise, evaluate, and discipline staff.
  • Respond to all resident requests and complaints.
  • Assist with any other task as assigned.

Requirements

  • At least one year of property management experience.
  • High School diploma or its equivalent.
  • Must have HUD and LIHTC programming experience.

Nice-to-haves

  • Professional certification preferred (CMH, ARM, CAM, RAM).
  • Knowledge of regulations, acts, guidelines, etc., pertaining to conventional properties.
  • Knowledge of computer operations, including basic data entry.
  • Ability to communicate effectively and maintain good relations with residents and employees.
