As a Property Manager at CubeSmart Self Storage, you will play a crucial role in managing and maintaining the property while ensuring exceptional customer service. This position requires a blend of customer service skills and property maintenance expertise. You will be responsible for developing customer relationships by identifying self-storage needs and providing appropriate solutions, all while delivering a WOW! or 5 Star service. Your interactions with customers will be face-to-face, where you will provide excellent service and build rapport. Meeting monthly sales goals and metrics will be a key part of your responsibilities. In addition to customer service, you will perform various property management tasks. This includes walking the property to perform lock checks, showing units to customers, and managing the leasing process. You will also be responsible for accepting payments using our Point-of-Sale System (POS), completing daily bank deposits, and making courtesy calls to customers regarding late payments. Managing the invoice review and approval responsibilities within the database, processing invoices, and overseeing the store's expense budget will also be part of your role. You will maintain store supplies and retail inventory, ensuring that everything is in order. On the property maintenance side, you will be required to perform daily walks of the property, clean the units and the property, and manage the opening and closing of storage doors, which may weigh up to 50 lbs. Your physical responsibilities will include mopping, sweeping, changing light bulbs, cleaning out storage units, and similar light activities. It is essential to keep the facility clean and safe, ensuring that it meets company guidelines, including maintaining clean restrooms, landscaping, parking, paving, fences, walls, and doors. Responsibilities

  • Develop customer relationships by identifying self-storage needs and providing appropriate solutions while delivering a WOW! or 5 Star service.
  • Interact face to face with customers, providing excellent service and building rapport.
  • Meet monthly sales goals and metrics.
  • Walk the property to perform lock checks and show units to customers.
  • Work both independently and on a team renting self-storage spaces, selling store merchandise, and managing the leasing process.
  • Accept payments utilizing our Point-of-Sale System (POS), complete daily bank deposits, and make courtesy calls to customers regarding late payments.
  • Manage the invoice review and approval responsibilities within the database.
  • Process invoices and manage reports and legal processes of auctions.
  • Oversee the store's expense budget while maintaining store supplies and retail inventory.
  • Perform daily walks of the property, clean the units and the property, and manage the opening and closing of storage doors (up to 50 lbs).
  • Maintain the facility, including mopping, sweeping, changing light bulbs, cleaning out storage units, and similar light activities.
  • Keep a clean and safe storage facility to ensure conditions meet company guidelines.

Requirements

  • A positive and outgoing personality with a passion for helping people.
  • Experience in delivering high-quality customer service to a diverse customer market.
  • Basic computer skills.
  • Valid driver's license and insurance with access to reliable transportation used during the workday.
