The Property Manager is actively involved in all functions that directly impact occupancy and the overall physical condition of the property. As the Property Manager, your primary responsibility is the asset and the owner, with a dedicated team supporting you daily to assist with application processing, lease renewals, and maintenance coordination. This support ensures that you can effectively manage the portfolio and focus on the strategic aspects of property management. In terms of compensation, the position offers a base salary ranging from $45,000 to $52,000, depending on experience, along with a monthly commission based on a percentage of management fees collected. Additionally, there is a yearly bonus tied to the company's health and profitability, as well as the performance of the properties managed, including rents collected. The role involves onboarding new owners into the property management system, overseeing marketing efforts, managing vacancies, and conducting market research to ensure competitive positioning. The Property Manager will also handle tenancy management, which includes overseeing delinquencies, managing the non-payment notice process, and coordinating legal processes such as evictions. Regular communication with owners is essential, including quarterly written updates and responsive support for any inquiries or concerns. The role requires oversight of lease renewals and rent increases, ensuring that all processes are managed effectively and in alignment with market conditions. Maintenance management is another critical aspect of the role, where the Property Manager will work closely with the Assistant Property Manager and Maintenance Coordinator to address outstanding work orders and manage capital expenditure maintenance items. Quality control inspections before and after maintenance work are also part of the responsibilities, ensuring that properties are maintained to high standards.
