About the position

The Property Manager at Community Housing Innovations (CHI) is responsible for overseeing the physical and tenancy aspects of CHI-owned and leased properties in the Bronx, NY. This role ensures that quality housing services are provided in compliance with various guidelines and standards, including those set by HUD and the NYC Department of Homeless Services. The position involves maintaining property files, resolving tenant complaints, conducting inspections, and ensuring compliance with health and safety standards.

Responsibilities

  • Maintain property and tenant files in compliance with grant requirements.
  • Investigate and resolve tenants' property management complaints.
  • Use property management software to manage tenant notices and evictions.
  • Ensure all properties meet health and safety standards.
  • Work with authorities on insurance claims related to property issues.
  • Prevent loss of income due to rental payment issues and tenant damages.
  • Inspect units prior to move-ins and after move-outs.
  • Act as a liaison during DSS inspections.
  • Conduct annual unit inspections for compliance with HUD and DSS properties.
  • Market and show vacant rental units to prevent income loss.
  • Bid out work orders for best pricing.
  • Interact with agencies to clear violations and ensure compliance.
  • Enforce tenant selection criteria, including Fair Housing guidelines.

Requirements

  • Bachelor's Degree preferred; HS diploma required.
  • Minimum 2 years of experience as a residential property manager.
  • Knowledge of rental property laws and Housing Quality Standards.
  • C.P.M. (Certified Property Manager) and RAM (Registered Apartment Manager) are a plus.
  • Valid driver's license and automobile insurance required.
  • Excellent verbal and written communication skills; proficiency in English required.
  • Working knowledge of Property Management software (YARDI Voyager).
  • Basic competency in MS Windows, MS Office, and Internet usage.
  • Ability to calculate rental amounts and increases.
  • Ability to tour properties and perform routine inspections.

Nice-to-haves

  • Bilingual (Spanish) is a plus.
  • Experience working with underserved, homeless, and disabled populations.
