About the position

The Property Manager is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property. This role involves training, supervising, and motivating on-site office personnel to ensure efficient management of the property. The Property Manager works closely with the Regional Director to maintain the physical asset and maximize financial returns in accordance with the owners' objectives. This includes preparing and implementing procedures and systems within company guidelines to ensure orderly and efficient workflow. In addition to operational responsibilities, the Property Manager must ensure proper response and handling of all community emergencies involving staff, residents, and buildings, minimizing liabilities in accordance with company guidelines. A key aspect of the role is understanding financial goals and operating the asset in the owners' best interest, which includes preparing annual budgets and income projections in a timely and accurate manner. The Property Manager is also responsible for generating necessary legal actions, documents, and processes in accordance with state and company guidelines. Effective communication with vendors and contractors is essential, as the Property Manager will handle scheduling, billing, vendor relations, and certificates of insurance. The role requires continual monitoring and analysis of traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data to ensure the efficiency of staff through ongoing training, instruction, counseling, and leadership. Administrative processes involving personnel, such as performance evaluations and salary reviews, must also be handled promptly. Coordination of maintenance schedules and assignments with the Maintenance Supervisor is another critical duty of the Property Manager.

Responsibilities

  • Assists Regional Director in maintaining the physical asset and maximizing financial returns from that asset in accordance with the owners' objectives.
  • Prepares and/or implements procedures and systems within company guidelines to ensure orderly and efficient workflow.
  • Ensures proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities.
  • Understands financial goals and operates the asset in the owners' best interest in accordance with policies & procedures.
  • Prepares annual budgets and income projections in a timely and accurate manner.
  • Generates necessary legal action, documents, and processes in accordance with State and Company guidelines.
  • Provides constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
  • Ensures that A/P invoices are submitted to the corporate office for payment.
  • Monitors and analyses traffic logs, conversion ratios, budget guidelines, renewal information and marketing data.
  • Ensures efficiency of staff through ongoing training, instruction, counselling, and leadership.
  • Handles all administrative processes involving personnel on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.).
  • Coordinates maintenance schedule and assignments with Maintenance Supervisor.
  • Performs other duties as assigned.

Requirements

  • Minimum of three years of experience working on a large property or multi-site experience.
  • Strong team player with good communication and people skills.
  • Ability to solve problems, manage time, and set priorities.
  • Detail-oriented, flexible, and well organized.
  • Working knowledge of computers, finance, management, and marketing.
  • CAM or other property management certification preferred.
  • Ability to work independently with little or no supervision.
  • Dependability is a must.
  • Personal, reliable transportation to get to work to support property needs.
  • Must pass criminal background check and drug screen.
  • Valid driver's license with clear Motor Vehicle Record.
