About the position

The Property Manager at 6 Star Properties is responsible for overseeing all operational and financial aspects of the properties, ensuring effective management of staff and resources. This role involves budget control, maintenance management, and resident relations, acting as a senior manager to maximize property profitability and maintain high standards of service.

Responsibilities

  • Assist all outside vendors with property issues
  • Manage property inventory
  • Solve all maintenance requests filed by property inhabitants
  • Supervise all property staff
  • Maximize the profitability of the property
  • Prepare and execute operating budgets
  • Lead, motivate, and develop a high performing staff
  • Provide coaching, guidance, ongoing feedback and motivation to staff
  • Utilize online accounting system, including creating and approving purchase orders and invoices
  • Review budget control reports to ensure property is within budgeted expectations
  • Ensure budgeted occupancy levels at budgeted rental rates
  • Ensure effective execution of marketing programs, lease renewal strategies, and resident retention plans
  • Manage residents' concerns in a professional and timely manner

Requirements

  • Three or more years of industry experience
  • Proven knowledge and experience managing a multifamily operation
  • Strong understanding of financial statements such as budget, financial reports, P&L Statements, General Ledger
  • Experience in writing and maintaining budgets
  • Strong understanding of federal, state and local fair housing laws
  • Experience using Yardi, Appfolio or other related property management accounting software
  • Experience using Microsoft Outlook, Word, and Excel
  • Strong math and accounting skills
  • Self-motivation, creativity, and the ability to be an inspiring leader
  • Professional communication skills
  • Superior management and professional leadership skills
  • Attention to detail, organization, strong time-management and problem solving skills
  • Ability to set, manage and meet goals and deadlines consistently
  • Strong adherence to ethical standards
