About the position

Transwestern Real Estate Services is seeking a Property Manager to oversee all aspects of managing a commercial building. This role encompasses a wide range of responsibilities, including operations, financial activities, and maintaining important relationships with tenants, property owners, and vendors. The Property Manager will be instrumental in ensuring that tenant improvements and service contracts are managed effectively, while also supervising property inspections and collaborating with ownership to implement recommended developments. A key aspect of this position is to provide legendary customer service when communicating with tenants, prospective tenants, owners, and vendors, while also focusing on productivity and results. The Property Manager will professionally represent Transwestern while adhering to the terms and conditions of the management agreement. Responsibilities include lease administration, ensuring compliance with Property Management Policies and Procedures, and managing the property staff, which includes hiring and performance management. The role requires the development of a comprehensive annual inspection process for properties, as well as the completion of various inspections as required by specific assets, best practices, or client requirements. In addition, the Property Manager will be responsible for developing operating and capital budgets, tracking variances, overseeing CAM reconciliations, and ensuring a smooth recovery process. This position also involves bidding, negotiating, and managing vendor contracts in accordance with Transwestern and client procurement requirements. The Property Manager will maintain communication with third-party owners and the accounting team to ensure total contract compliance, including the preparation of accurate and timely reporting. Furthermore, the role includes coordinating and overseeing all tenant and building construction work to ensure timely and accurate completion of all projects on behalf of the client. Participation in leasing and client team meetings is essential to ensure effective communication between leasing and property management team members to achieve client goals and objectives.

Responsibilities

  • Professionally represent Transwestern while adhering to the terms and conditions of the management agreement.
  • Responsible for lease administration and compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
  • Provide management and leadership to property staff, including hiring and performance management.
  • Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, and annual inspections as required.
  • Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process.
  • Bid, negotiate, and manage conformity with vendor contracts in accordance with Transwestern and the client's procurement contract requirements.
  • Maintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting.
  • Coordinate and oversee all tenant and building construction work to ensure timely and accurate completion of all construction work at property on behalf of client.
  • Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members.
  • Provide and foster positive relationships with tenants, external clients, and internal clients.
  • Represent and communicate clearly and accurately the authority of the property manager based on legal agreements and Transwestern policies.
  • Coordinate training and development activities for team members.
  • Additional duties or projects as assigned by Senior Leadership and the Client/Ownership.

Requirements

  • A bachelor's degree in Business Management, Finance, Accounting, or related discipline.
  • State Real Estate license required.
  • CPM and/or RPA designations or in progress.
  • A minimum of 5 years of property management experience, preferably in commercial management.
  • Intermediate to advanced Microsoft Word and Excel proficiencies.
  • Proficiency in Microsoft Outlook, Angus, and Accounting Software such as MRI, Yardi or CTI preferred.
  • Strong understanding of financial reports, including variance of actual vs. budget numbers.
  • Ability to keep information strictly confidential.
  • Strong desire to succeed in an entrepreneurial environment.
  • Exceptional oral and written communication skills.
  • Ability to handle multiple projects, changing priorities, and a continually heavy workload.
  • Strong customer service orientation.
  • Ability to foster a positive working environment for team members.
